Sorry if it's a silly question but I am still in the early stages of doing all my research. :goodvibes

Ok, can I make any DVC resort our "home"? Or can it only be the one they
are pushing at the time?

Our fav resort is The Wilderness Lodge and would really like to own there.
But friends of ours just bought and their home is AK.

You can buy at any resort, however, there are no incentives offered for the older resorts. Also, the only older resort, so far, that has had the ability to extend to a 2057 end year is OKW. The VWL memberships currently all end in 2042.

Also, DVC may not have any points currently available for VWL, but you can go on a wait list. It may take some time before points become available through ROFR. If you really want VWL, it may be to your advantage to look at buying a resale contract through a broker. It will take longer to close, but you may wind up waiting just as long for points to become available through DVC.

We got VWL last July - from Disney, no waiting. So, it pays to check with them in any event at least to compare price and use year point offerings. Our guide said if we had wanted Beach Club we would have had to go on the wait list.

Also, when comparing pricing, even though the per point charge was higher from Disney than from resale, they charged no closing costs (and we were new members, not add ons) which reduced the total, and we put the whole thing on our Disney Visa and got the reward point credit to use as well. Also, no right of first refusal process, and we were in the systme within a week from placing our "order" and able to reserve. You would want to compare those costs to resale to see what is best for you.

That is a very intersting point. When I was trying to figure out cost effectiveness of going resell, I factored in about 300 bucks if I went through Disney, because I thought they made you pay approx half of the closing costs. The reason I had this idea was because AKL new members are reporting they had to pay around 250-300 on closing costs, but add ons were free. I assumed this meant any new member would have to pay a portion of closing costs when they bought any DVC resort through disney.

It looks like the 'sold out' resorts dont have any closing costs when purchased through disney, even if you are a 'new member?" Is this correct? Is this still the case? Anyone else have no closing costs when purchasing through disney at a sold out resort as a new member?
 
And, just so you know, when we bought we did not finance, I don't know if that made a difference.

Well, we are saving and our hope is to put at least half down so if we
need to finance a little, so be it
I look at it this way, DH and I have no credit card dept whatsoever,
we have a home we can easily afford, so if I have to pay monthly to make DVC happen, that's what we'll do.
Plus, I'll pay it off early anyway, with tax returns, etc... :)
 
Disney used to offer no closing costs, now most new members have paid 1/2, so around $300. That doesn't mean there weren't exceptions made at some point in time, I guess.

For planning purposes, as a new member, I would include $300 for closing costs in your calculations.
 
The comment about the financing was to indicate that perhaps that was a reason we had no closing costs. Never asked why though. This was July 2007. (I would think though that if you bought resale however, whether you paid those or had the seller pay would be a negotiable item.)
 
This issue does seem muddled, and I guess its better to guestimate the cost in when doing the calculation comparing Disney to resell for those sold out resorts. Thanks for the info Jaurban and VickiC
