Buying into DVC from abroad

Hi!

We (Mom, Dad, 2 boys 13 + 15) are seriously thinking about buying into DVC.

Coming from Denmark - that might complicate things a little (fortunately financing is not a problem).

Thats why I turn to you for advice :D

Having surfed the boards for information - it boils down to something like this:

Either the BWV or VWL seems to be the home resort for us -
Can we still buy into these resorts - or are they sold out?

If not available from DVC - how about resale - are there any special concerns buying from abroad we should think of?

The number of points - we will visit once a year - or maybe once every other year?

We typically visit late november/early december or mid february / early march.

What will be the optimal use year be?

I can't answer your question about buying from overseas, maybe you would like to pose that question on the UK board?

As far as UY goes, I would think an Oct UY would fit nicely with your plans. UY only comes into play for banking deadlines, so if you have to cancel a trip within the first 6 months (?) of your UY, you still can do it at 100%. I would not encourage a Dec UY.

Since DVD is not offering anything but SSR at this time, your only option is resale for any other resort. As to how many points to buy.. that has been talked about at length, and there is only one answer among addicts.. there are never enough points. How long do you typically vacation for? Do you like to go off property on the weekends and see other sites in Fl?

I would encourage you to download Casbill's DVC Planner click here . Play around with it, punch in dates of when you are likely to visit, and what size unit you will need. If you know you will only be coming everyother year.. buy half as many. Or buy enough to rent the excess to pay maintenance fees.. (but have available should the need arise.) Strictly a personal choice, the trick is going to be finding a resale to match your desires. Add on's are not always available that will fit your needs, I think it is better to have excess to bank than be looking to rent points.

There are a number of ways to "work the system" . My wife and I have yet to spend a weekend on property, so we get by with fewer points. There is just soooo much to do and see in FL. Annual passes are a good investment if you visit the park more than 8 times a year.. so, if you go in Jan and again in Nov/Dec.. you could save $$, plus, there is usually ap rates should you choose to stay on property over the weekend. Some see it as a hassle to move and check in.. we don't find it a problem.

I think the most reasonable way to make the decision is to determine your typical vacation.. how long to stay, how much room do we need.. then go from there.

There are many non American DVC owners, the largest single blocks are from Canada and the UK.

At the moment Disney itself is only selling Saratoga Springs, and this has a "shelf life" of 50 years. All other resorts ( OKW, BWV,BCV, VWL, Vero and Hilton Head) are available through various resale agents. These resorts only have 38 years left to expiration, so the price should reflect this fact. I don't think buying from abroad for a resale should be an issue, I know of many Brits that have bought resales without any problems. I am sure the agents are used to dealing with those situations.

The number of points you'd need is VERY dependant on the size unit you would like. A studio ( basic hotel room size) is about half the cost of the much larger one bedroom unit (seperate master bedroom with en suite, fully equipedkitchen,living/dining area). Studios cost between 8 and 15 points a night on weekdays and 20-35 points on Fridays and Saturdays. One Bedrooms roughly 20-30 points a night weekdays and 35-50 points Fridays and Saturdays (check the DVC points calculator on http://www.wdwinfo.com/resort/dvcpoint.cfm for a more exact point cost for your individual style) . A 2 bedroom unit goes from about 25-40 points a night on weekdays to 50-60 points at weekends.

Coming from Denmark I would think it likely you'd be coming for a reasonably long stay, and would do many "non Disney" things. It is therefore worth taking into account the points savings to be made by not using DVC on weekends whenever possible. this may mean you'd decide (depending on flights) to check into say Universal's hotels for a couple of nights at the start/end of the holiday avoiding the high weekend points costs. I tend to use DVC as a highlight to a trip, stay at other places (I-Drive, Universal, the beach or at a holida villa/home) for some/all of a longer trip (three weeks or more) and spending 5 days on WDW in a DVC home and maybe a few days staying at the DVC Vero beach resort. Some people don't like moving location, so I understand that may not be an attractive plan for everyone.

In Feb/ March . A ten night stay ( only 2 high point cost nights) in a one bedroom @OKW would cost you 284 points. A 5 ( low cost) night stay would cost you 110 points. A 2 bedroom ( same days, same resort) would cost 384 for one 10 night stay, or just 150 points for a 5(low cost) nights stay. With banking/borrowing, using cash nights here and there and mixing up the room sizes at times I think you should be OK with 150-200 points if you think a one bedroom is enough and maybe 230-280 points if you'd like a 2 bedroom unit.

Again it's worth remembering your boys are already in their teens are it won't be very long until you may well just be needing rooms for just two of you, although the counter to that is that it may not be that long until they have families of their own and you might like to take them and their children away. I would always suggest that people go on the lower end of their estimate for points needs as you can always add on some points reasonably easily if you decide you need more, it's a little harder/more expensive to get rid of points you decide are surplus to your needs.

Use year I would suggest August/Sept/Oct would all be workable for you. That way should you're normal times get cancelled for any reason you would still be able to organise a trip in the summer holidays to use your points up.
 

Just a short note to say that I bought DVC this year from the UK and it was really easy. I rang and was assigned a guide who dealt with everything over the phone for me. I paid by Credit Card and had to sign documents and send them back in a pre-paid envelope. Really it was an extremely easy transaction :) :) :)

There really IS someting about this place :D !

We will visit WDW for three weeks in february 2005 - and there we will be digging up all information on the various resorts and current / future offers from DVC. Are there any "must take" tours?

Have any of you been speaking to agents from the Timeshare store while at WDW? Having read a lot here about the importance of home resorts we really want to check out all available options.

We really learned the difference of having AP the last two trips to WDW (march 2003 and december 2003). It really makes the vacation soo more relaxed :) - so yes Vernon - we really tend to minimize the days spent on "ordinary holiday" in Denmark and spend the rest at WDW :)

Must take tour would be the DVC "sales pitch" which will give you a good run through the whole concept, the different things you can do with your points ( not at WDW) and may give you some ideas on how best to use your points on WDW ( although I think most of the members could give the sales staff a few lessons on getting the best out of DVC LOL).

I would also suggest taking time to visit as many of the DVC resorts, that you're not familiar with, as you can. BWV and BCV are both easily visited (in one trip) if you take an hour or two out from an Epcot day to walk through the International Gateway exit of Epcot (between France and the UK on World showcase). It's a nice break from the park to walk around the lagoon and there are some pleasant places along the Boardwalk to take lunch. VWL you could go to eat one evening, then walk around the resort to get a feel for the place. With OKW, I think it looks it's best during the day. You could pop into Olivia's for a light lunch, or just tell the gateman you want to check out the resort. More options would be to take the watertaxi from DTD to OKW, or take the watertaxi from SSR adter you've done the tour. Personally I think it would be better to have visitted all the resorts BEFORE taking the "official" tour, but if time is an issue that's a workable option.
