Buying Aulani

Was curious behind the logic for an individual to purchase this, and I assumed it must be someone buying it with the intention to rent it out.


I know if I wanted something to solely rent out, I'd look for the biggest AUL-S contract I could find. Cheap to own and maximizes cash flow.
 
My math is that subsidized isn’t worth the premium. You can get unsubsidized Aulani for $90/point and subsidized for $115/point. You pay basically a 25% premium upfront for about a $25% savings on dues. The problem is the time value of money. That $25 per point you spend today is worth A LOT more than any savings on dues you’ll get 10, 20, 30 years down the line. You could instead invest that upfront savings and save more down the line. Or alternatively, you could do the prudent thing and just buy more unsubsidized points 😂 .

Based on my kids age I think I will be holding DVC membership for about 15 years.

I did the math (NPV of the fee difference at different growth and discount rates) and my conclusion is that the fee savings is worth $30 today if you hold for 20 years, increasing each year.

So for us I determined it wasn't worth it, but everyone's circumstances are different.
 
Is the 700 pointer back? Or is this new on the market different?

Also, I went to update my ROFR and realized I paid 118 pp not 115 like I was negotiating for, I gloated above that I paid 115 :o whoops!
 
So the 655pt unicorn contract that I have in ROFR right now appears to have been listed on another broker’s site tonight.

I’ve been in contact with both brokers already and hopefully will have answers in the next day or two.

Curiously, the new listing is an appreciably lower price, too.

Darn, I thought they just realized their error. So strange. Im sorry I hope it all works out and I can imagine how seeing a lower price pp makes your deal feel not as great, even though it is still great.
We were winding down for bed when I saw it, kicked off a bunch of emails, primarily to make sure nothing was being sold out from under us somehow.

Happy to report everything is resolved now.
