Buying and selling and renting

Wow. What was the checkin date of the rental?
I believe it was around 60 days. It was definitely a last minute thing but still 150 pts @ BLT is usually pretty easy to unload even last minute up till now at least. When the big rental companies are dropping their prices you know there's a little bit of pressure on the market. Unfortunate because even at $18 pp I always thought that it was an amazing deal and undervalued.

Wow. Once the rental ppp starts to drop, so will resale prices. IMO, they have not dropped enough compared to the amount of listings posted by the various brokers. This should soon start to happen if owners truly want to sell.

dvcrentalstore cut renter payouts for every resort except BC and VGC. Bookings at 11 months for VGF are only $14 payout point. Most others are $12.

Strange, because this is the opposite of renter demand, which is "last minute" because they don't plan as far out, because they are normal people.

I haven't actually done it, but I would be willing to rent as an owner on Facebook, using a non-reversible payment method. With pricing going crazy right now, I booked a spec rental for the holidays planning to do that. I think a lot of owners are going to be renting points out for the first time soon, with all the choices Disney is making lately.
I'm swaying in your direction, too. Can't fathom a 2024 (Jan) VGF renting for $14 a point. No way to pay dues and the small note I still have.

dvcrentalstore.com says members wanting to rent points is greater than demand from renters. so they have some listings with reduced pay out to members to "stimulate demand". They have a PVB next January for $14/pt. Who in their right mind would rent PVB 11 months in advance for that? I could see lower prices for in close rentals but they have many out in 7-11 month range. Something does not add up.
We’ve decided to rent out our 2023 points while we deliberate selling our contracts outright and so far we’re a bit disappointed in the trend of falling rental prices as well. We currently have our points listed on the site you mentioned and have already seen renters “seemingly lowball” offers getting accepted for monorail resorts outside of the 7-month window (Assuming the renter didn’t pull their rental listing request down).

As first timers renting our points out we’re wondering if it would be better in this case to book reservations in high demand times like Christmas and Thanksgiving and list confirmed reservations as opposed to the open listings.

When did this happen? So to be clear, an owner renting out points at 11 months are only $14/pt vs $18/ pt a year ago?

Apparently they are running a special for the renters that are discounted prices within the 7-month window as well as the option to make an offer for an even lower price for ANY booking window. It seems both a buyer’s and renter’s market now.

Ok so only on specified listings are they accepting low offers? But not on all listings? Shouldn’t they be presenting all offers to all?

I think it’s up to the renter to decide to make an offer for any given listing, and it’s up to the owner to decide if they want to claim (accept) it. It looks like VGC and BCV are the two that make up the vast majority of requests, if not all, that are still at the $18 price point payout to the owner.

They have cut payout to members to $12 for all rentals under 7 months. $14 for 7-11 months for all rentals except BCV and VGC. They are charging rental fees of $19 for rentals under 7 months and anytime SSR,OKW,HHI, VB. All others are $22 except BCV, VGC. So members are receiving less and rentees are paying less but dvcretalstore.com keeping about same.
They are not really matching up points anymore but members have to go to the claim list and claim the discounted listings. I had small number of AKV for rent which I listed with them about 6 weeks ago when they were paying $18. 3 listings to claim at reduced payout showed up a few days ago for AKV which could have been filled by my points. So they are not really working to match points to renters anymore with the discounted prices.

It should be noted that I am talking about the claim listing which is available to members with points in their account on the site. Not to the made reservations to claim by the guests. These are 2 different lists.

Thanks for the clarification and additional info.

I looked up other rental sites and haven't seen the lowballs like with dvcrentalstore.

Gentle reminder that you need to share the link to any website you would like to discuss.

I rented for $20 a point less than 6 months ago. And kept every penny because I did it myself. Now no one touches a $20 listing.

You can rent on here as an owner on the rent trade board. That’s where I’m talking about prices being low. I’ve done that for 20 years. I used to always do bank check with final payment in full 90 days before. They can’t reverse that and if it doesn’t come it’s in my contract that reservation is canceled without refund. Never had an issue. Ever.

This is one of those down turns in the economy, that as an owner, you can ride up by booking early, renting early, or banking.

If you plan head you really have 3 years to use your points.

Also this is the exact reason I defended the owners right to make spec reservations during peak season.

Lots of first time renters out there that don’t know or understand how DVC works.

A savoy owner can right this out and not rent points for low ball prices.

I've used www.dvcrentalstore.com for all my rentals when I have extra points. Especially the last couple years as Florida residents without Annual Passes we haven't been going as much. But seeing now that they are only paying $14/pt for 11 month Grand Floridian and AK points, I plan to just bank and do some Grand Villas with extra family coming along.
I also have a good bit of Beach Club points and just a month ago I couldn't bring myself to rent those extras for $18/pt. Maybe if there truly is a significant recession I will consider renting again at these reduced prices, but for now I'll just bank my extra 2023 pts to 2024 and reevaluate then.

We will probably do the same and use our points next year at Aulani or one of the other non-park located resorts, or maybe sell our contracts outright. Although we currently have our BLT points listed on www.dvcrentalstore.com we’ll likely pull them down.

We considered listing confirmed reservations at Christmas time however after chatting with a representative it was unclear how much our reservations would be listed for but made it clear the max payout to us would be $18. Apparently they tack on significantly more per point and their sales staff reviews your reservation before listing the final price. We see current listings in high demand times for $30-$35/pt which I would guess would be difficult to sell right now but we’ll see.

There is always an option to renting out ourselves as well. After owning for 13-years we are new to the renting out process and learning the details as we go, so please feel free to correct any misunderstandings that we may have.

An update to the AKV points I had listed with dvcrentalsrore.com. I removed the points from them and listed with dvcrequest.com and rented them and paid within 24 hours for $18. dvcrequest.com charges renters $23 /pt and pays members $18. dvcstore.com charges renters $21 and pays members $17. Prior to the reduced pricing on dvcrentalstore.com they charged renters $26 and paid members $18, now they charge renters $22 and pay members $14. All of these are for 7-11 months at premium resorts { not SSR, OKW,VB, HHI}excluding BCV and GCV.
IF dvcrentalstore.com has such an imbalance points from members wanting to rent and demand, why I am getting emails daily from them that they have open listing and wanting me to rent my points with them??
To me some of the problem is with dvcrentalstore.com in that they had such higher rental prices than others. They cut their prices but all the cut was to members ,not their share. They are finding higher demand at the cut prices but the only ones feeling the reduced prices are members.
