I just put my name on a BLT resale through TTS. If this makes it past ROFR I will be a new DVC member. The contract is for 25pts with a Dec UY @ $102 per pt. My first 25pts will be rec'd on 12/1/09 and every year thereafter.

I have 10 days to cancel so I would really like to get some feedback from the board on if you think this is a good deal. I have been doing a lot of research and took the DVC tour in December. My original plan was to rent points for this years trip to see if DVC was the right fit for my family, but this oppotunity came a long and seem like a relatively inexpensive way to get started.

Any constructive feedback would be appreciated. Thanks

What kind of trips would you be taking for 25 points?? How many nights/what type of unit/how often?
 
I will most likely buy transfer points from other members to cover the number of points required at first. Or bank and borrow and travel on a every other year or every third year basis.

I haven't looked on Donald is #1's ROFR thread in past week or two so don't know if any BLT contracts have been posted there.
Someone here who has perhaps been following BLT resales more closely could probably give better idea on odds of it getting through ROFR, but if this contract doesn't make it through don't let that discourage you. No guarantees of course, but it may be more likely that ealier DVC resorts will pass ROFR vs BLT and if you do end up trying for a small resale at an earlier DVC resort and that contract makes it through ROFR you can buy an add-on of 25 pts at BLT direct through Disney ( 50 pts would be minimum add-on if you wanted Dis financing ).

Weigh the costs ( a small resale at an earlier DVC at lower price than BLT resale would get you some more points or consider what it will cost you for DVC points from another member in order to have enough points to book reservation you'd want and put that $ towards buying resale with more points or put it towards 25 pt add-on through Disney once you become a member (at least you'd own the points and not be spending $ on a one time use scenario ).

Looking at Donald's ROFR post low point(less than 100) contracts have passed above $82/pt. But there has not been one recorded BLT sale to date. I guess the question is, is the extra $20 per point I paid worth the extra years and location of an older resort.

I too wonder what kind of trips you will do with 25 points. It seems when you look at 2010 BLT point charts you will be limited to one weeknight stays in a Studio pretty much anytime of the year. However, this is a safe way to get into DVC and make sure it is right for you.

I initially thought why would anybody do this, but in the right circumstances it makes sense. If you are a family of 4 with 2 adults and 2 young children that really only need to go to the parks one day when they are young...this is probably a good deal. Maybe bank and borrow and go every three years and stay for three nights. You spend $2500 or so and you get to tell whether or not it was a good idea, then you add on and on and on and on.

I jumped full force into it after seeing my kids (5, 2, 1) enjoy Disney last month. 260pts at BLT, but now I have a payment...you don't. Not a bad decision.

Good luck to you, I think you will pass ROFR since Disney is currently selling the points at $96 each (with incentives). I wouldn't see why Disney would pay more for the points than what they would resell them as.

Would be VERY suprised if Disney ROFR'ed the $102 per point contract. I just bought 130 direct from Disney at $96 per point (no closing costs either).

We bought 200 BCV Resale last September at $89 (bad timing since they are cheaper now) only to find out we needed more points after further research. We discussed paying other members for points and then transferring them in but it just seems that once we became members, renting points was no longer a good idea. Because those one time costs just went to one time visits and the money was gone for forever. So we just decided to get more and more points. Plan to get another 130 points at BLT next year once we have our original 130 points paid off. You may find yourself in the same mindset after purchasing.

Since Disney's incentives are so good right now, I probably would have offered $95 per point and seller pays closing costs.

given the low supply of BLT resales out there, plus the fact that a new owner can start with a small contract by going resale but not by purchasing direct, there is almost no chance that this offer would ever have been accepted.

small contracts still command a premium.

the price is reasonable enough, but the small number of pts (especially at a resort like BLT with higher nightly point costs) is a head scratcher to me. 25 pts maybe gets you 2 weeknights per year in the best case...
 
Thank you all for your advice so far. I am still on the fence. I have a family of 3 right now and my daughter just turned 2, so a studio will work for now. In the future I will definitely want a one bedroom, and I do plan to add points if my family enjoys this as much as I think they will. I figure this is the best way to buy in cheaply and I can give myself the flexibility to add on in the future at any point level.

It is up to my wife now if we follow through or not. She likes SSR better, she is a big fan of Downtown Disney. I like BLT, but I am trying to explain to her that getting a room at SSR at 7 months should be considerable easier than BLT, but she makes a great point that resale points at SSR are $20+ cheaper.

Good luck with your decision. Even though the contract is small, it will allow you to become a member for less than $3000. Once you are a member, you have all the perks as well as the ability to add on more points if you wish--and at a lower level.

I also think that you can bank and get a 3 night stay every other year at BLT. If you ever want to visit, say Christmas time, this might be a great benefit. It will allow you to stay there and give you an opportunity to see if the resort is a good fit.

Of course, you can always add on with SSR points as well.

I could see someone taking the short DVC stay every 2 or 3 years, along with the usual off-site or Disney hotel stays, but always having the AP discount and other perks all the time.

So much to consider, but definitely all fun stuff! Good luck with your BLT offer. I also think that you will be fine.

The great thing about buying a small contract to begin is that you'll be able to now add on in 25 point increments as you grow into DVC.

I have to ask you though: have you all ever stayed on the monorail with a toddler? It is absolute heaven!! No folding up your stroller, only having to bus to AK and DHS, having to build in less travel time each way, etc., etc., etc. I also think that SSR was absolutely beautiful, but, for us, the convenience of the monorail far outweighs any aesthetic wants we may have - LOL.

DH and I also debated the buying resale (cheaper) versus buying BLT but we just decided that the monorail was the deciding factor and bought into BLT. Now, with the new incentives, at least there is a significant savings, although certainly nothing compared to buying resale.

Might want to look again....SSR is ~$40 cheaper!
 
From the two ROFR lists I looked at there were not too many 50pt or less contracts for any resort that were allowed to go through unless they were $82 or more. Secondly when I was there in December I considered paying $105 dollars a point @ BLT even though I would have gotten a duplicate amount of DPs I figured the chance at buying in at less than $3000 as opposed to the $17000 was something I couldnt pass up. Wish me luck on my ROFR. :cloud9:
