Where will we get the best deal on DVC? Is there any purchase location where they will throw in something extra? WDW? On a cruise? Disneyland? Etc. thanks
That's correct, but you'll need to be careful with your points. By going every three years, you could easily strand some points. If you have 50 points, you'd bank and borrow to book with 150. What if the room is only 148? Those extra two points can't be moved to support an every-third-year trip.Question for you guys... Say I'd like to go to Disney every three years, can I bank and borrow and use three years worth of points in one shot if I want? I always go at the end of August, so should I avoid contracts with September -December use years, or does that not matter?
Every 3 yrs pushes the envelop of reasonableness, I'd say it's rare that a true every 3 yr plan is worth buying for. If I decided to buy and always go August, I'd buy an August UY or not buy at all. Yes, I made a change a day before and I lost 4 points. I would have been angry if it was a lot but 4 is ok....
As for use year, I ran into a problem using two contracts because one was December and one was February and I wasn't allowed to use banked 2013, 2015 and borrow from 2015 AND then use my February contract and borrow 2016 points because that would have spanned 4 years, even though February was "close". Will it not matter if it's all in one contract?
I think EOY is far different than every third year. I don't see how it's possible to recoup 70% the full investment in 5 yrs. You must be doing several things different than I would. Are you ignoring any direct costs such as dues, are you using DVC rack rates as your comparison, are you ignoring the time value of money? All would be the opposite of how I'd approach it.I just purchased a 90 point contract for SSR. I intend to use every other year for WDW trips. I also intend to use it for Aulani but will use three years of points. Within the first five years I should recoup about 70% of my purchase price so it could work.

I double checked and you are right. My numbers are off. I would love to hear your thoughts on my approach. Total cost is $8500. I plan to rent 2015 points at $11/ a point. My first trip would be 2017. I plan on using 180 points. To rent points I would pay approx $2,520. Two years of dues will be approx $964. I figure I would save $1558. The trip after will hopefully be at Aulani. To rent 270 points I would be spending $3780. Dues for three years will be approx $1575. I will save approx $2,205. Adding up the savings and income from renting it totals $4753 which is approx 56% of purchase price. Not quite 70% but not too bad. I think I will break even somewhere under 10 years. Yes, you are correct that I didn't include TVM. I tend to be conservative and have taxable funds sitting in a MM earning very little.
Thanks Bill. We prefer the deluxe 1bd room or 2 bd room. We have stayed off site, and know there is a premium to being onsite, but we feel it is worth it for us. I was looking at a Hilton, but DVC has maintained its value fairly well. Past performance is no guarantee for future performance and we do not intend to sell, but we like the flexibility to rent points(at a profit) if we need to offset costs.Not included in your figures are the current negative issues with the DVC. In theory you are saving money on a deluxe room, if you don't need a deluxe room a moderate or value may be a better fit. As far as DVC being a deluxe resort/room, while you may be at a deluxe resort, many of the rooms are in dis-repair and over due for rehabilitation. DVC also has some major website issues that seem to come and go with the wind. Some reservation functions require a phone call to MS and call wait times have been as long as 40 minutes.

That does sound more feasible. Is the $8500 including closing costs and dues reimbursement? I do think that one should include the TVM. I also feel that the only 2 reasonable comparisons are the rental price and/or what one would have paid without DVC. I think both should be considered.
