Best time for buying points

I'm on the Disney waiting list to purchase at the Beach Club.

I was just offered 270 points as of April 2006 use year but wanted to get around October 2005 since I can get double the points, according to the DVC cast member. We were planning to go back this summer. We go there every year and have a great time but want to upgrade out experience from now on.

The DVC rep indicated that after use year August 2005 you must use them qiuckly and are limited in your ability to bank them.

I'm somewhat confused. Can someone explain how the points are banked and what time limits there are?

Also, since we would probably use a 1 bedroom when down there, which sizes generally face the pool / lagoon or are they mixed in location? We did not want to end up facing a parking lot. We are not familiar with the building layout.

I'm not sure your heard it quite right from your guide. If you were to buy August or Sept 2005 UY, you would be limited in the amount of 2005 points that you could bank into 2006 since you are beyond the 6 month window. For OCt 2005 UY you technically are beyond the 6 month window for banking 100% of since it expired..yesterday. If you buy Dec UY then you are still in your 6 month window to bank 100% of your 2005 points. In fact if you were to buy Aug 2005 points now, I believe you are outside of the 50% window which means you are limited to 25% banking. Sept UY is still at 50% banking.
All banking means is that you move the points to the following UY year and must use them in the following year. If you were to buy Sept 2005 UY points now, you could bank 50% of them into your 2006 UY and then use them between 9/1/06 and 8/30/07. The other 50% of your 2005 points must be used by 8/30/06 or they vanish faster than a snowball in Miami in August.

Since BCV is sold out, you are most likely purchasing a resale contract that DVC picked up from ROFR (right of first refusal.) Since it is a pre-existing contract there isn't any leaway with what the Use Year (UY) is, and unless an October 2005 contract goes on the market for resale, your wish for that month/year is very limited.

Banking can be tricky, but since I have a April contract, I can provide the banking deadlines for an April UY:
Bank 100% of your points until the end of September.
Bank up to 50% of your points until the end of December.
Bank up to 25% of your points until the end of January.
I don't worry about banking too often as we tend to always be in a borrowing mode for our twice yearly DVC vacations.

Regarding your question about what size villas face the Dunes Cove pool (note no lagoon in case you are referring to Storm Along Bay (SAB)) - all size rooms can face the DC Pool. I supplied the pictures to room 238 http://www.parkinfo2go.com/dvc-bcv/room238.php - awesome 1 bedroom facing the Dunes Cove Pool - enjoyed it for 10 days back in October 2005.

The higher floors (4 or 5) that face the pool also have a view of the parking lot. If you face the woods or the valet, you will not see the parking lot.

OK I'm starting to understand.

The DVC Rep called this AM and told me that someone cancelled on 900 points since it was an april contract and they wanted November / December. So they are reallocating the 900 points to those on the waiting list (about 7 for 2006 and 50 for 2005.)

I may have made a bad decision turning down what is immediately available but frankly there seem to be enough turnover so that waiting another month or so might be worth it. Our whole family is really excited about buying at BC. Thanks again for your help. We know so much about Disney but so little about DVC.

My guide said to me again, just yesterday that when you add on directly with Disney they will waive the banking deadlines. If you end up with 2005 points you should have no trouble taking advantage of this. Not all new resale contracts are guaranteed to have 2005 points though---it depends on what has been picked up with the rofr contract.

Also, a friendly thought---if it would ruin your family's vacation to end up with a parking lot (or even dumpster) view, don't buy into DVC! There are no guarantees on room requests re. location. It could happen---it does happen. There was once an entire thread dedicated to the cm perspective of demanding dvc owners pitching a fit over rooms---not a pretty thought. If you can be happy just to be at Disney staying in nice accomodations whether or not you like the view out the window, great. Other requests that might or might not be met: smoking vs. non-smoking room, close or far from elevators, check-in at 4 pm or even later, handicapped vs. non-handicapped accessible room. Make sure you know what you might be buying into, good and bad. Most of us here think the good outweighs the negative though! :sunny:
