Beachclub Villas-thinking of purchasing direct

Resale makes me a little nervous, in that it seems Disney can change their rules at anytime if you didn't purchase directly from them.

I would consider March as an option as that when my daughter has spring break, but we seem to travel more in June. I will have to think about that some more.

My feelings are that DVC took away from Direct purchasers when the implemented the resale restrictions. DVC did not change how the current resale owners could use their points - ie, they were grandfathered in so there was no difference compared to direct for those that already owned. However - what the change affected is what happens if I decide to sell and then it doesn't matter if it's direct or resale points I own. Previously I could sell with the same options to the buyer as I had. Now I would be selling a restricted contract.

If I were fine with the restrictions on resale now I would not spend much time worrying about changes happening to it. Anything is just as likely to happen to all owners or that resale would be grandfathered again. And I wouldn't want to pay direct prices and know that the minute I signed the contract I've now lost 1/2 of the price if I needed to turn around and sell in the next week.

All my opinion but I do 100% feel I lost more because I do own some direct purchased points. And the likelyhood of my ever buying direct is next to nil when there is such a large price difference.
 
Yes, we have stayed at BCV twice now. We have also stated at all star, Swan,Caribbean Beach, and just recently Aulani. I have already spent thousands at WDW and will most likely continue to do so. We really enjoy the Boardwalk area and the pool at BCV.

So it sounds like it is easier to get the number of points and use date for BCV direct, but with a significant price disadvantage vs resale. Is the 10 bonus point offer for every 100 that Disney is offering currently available at BCV?

I don't need to purchase immediately so I can wait and see if a better deal comes up in the future.

As an owner at BCV who initially bought my 1st contract direct and 2 subsequent contracts in the same UY that if you have time and patience you will save thousands buying resale.

Most brokers have update e-mail's that they send out with new listings and the key is to put in an offer quickly. If your offer is outside of what DVD is currently executing FROR on you should have no problem closing on a BCV contract.

The key is to ask yourself what do your really get by buying direct? Is the lighter wallet worth the immediate loss in value on the open market? Are you going to use your membership for the Concierge Collection, the Disney Collection or the Adventurer Collection? If not you really should consider resale.

princesslayla made a decision that had some specific time considerations and needs for immediate booking. It seems like that you don't need to buy right now so you have more options versus Direct.

:cool1: DVC is generally priced higher than off property Timeshares in the WDW area. Most of us bought DVC knowing this but were willing to pay more because of location and the Disney Difference. If you are going to primarily use your membership at DVC resorts there is no difference in resale vs direct other than price you will pay.
