Average Price Per Point

If anyone knows how to code this so it aligns properly, I'd be grateful.

I think the Boardwalk jump is due to lack of availability of resale contacts for BCV recently.

I also think a lot of the "jumps" in general can be pointed to one resale company that, since coming on the scene, have been listing every contract they get for TOP DOLLAR and in some cases, refusing to accept non full price offers. They are really "skewing" things

The average resale price of BWV is MUCH lower than 110 per point.

Exactly! It's important to remember that these are listing prices. Actual sales prices can be derived from the recorded deeds, but that information trails the market by about 90 days.

But it still takes two parties to make a sale. Listing at top dollar and not accepting anything less means one of two things:
  1. The seller will not agree to sell
  2. The buyer will not agree to buy
In either case the broker is not going to get paid.

I agree with you on this...but...A friend of mine recently shopped around a contract to different brokers that he was interested in selling. The company I am referring to basically told him that if he listed with them they would only be agreeing to offers at full price. Suffice to say, he listed it elsewhere, and sold it quickly for 2 less per point than he was asking. The original company also wanted him to ask MUCH more than he was comfortable selling his contract for based on the ROFR thread on this board.

Yes, it takes 2 to tango...but the "inflation of prices" is, in my opinion, being heavily driven by one company. Compare their listing prices to the 3 other major companies.
 
I've mentioned my contract a few times now.

I recently bought a BLT contract. 100 pts. Oct UY.

It was the 3rd 100 pt. contract I bid on. The first 2, I wouldn't offer above $125 and the sellers turned me down. It didn't take long before the contracts were no longer listed, so I'm assuming they got above that much. When the 3rd contract came around, it matched our current use year (we own at SSR already). I offered below asking, but not by much. We ended up at $134/pt. WAY more than I thought I would pay. Did I overpay? Maybe even for this climate. But I'm not in this for investment to resell. I'm getting what I want, where I want, at the time that I want... at a price higher than I want but that I can live with.
 
I would think the Wilderness Lodge increase is due to the proposed expansion? Not sure about Boardwalk Villas, I'd like to hear your opinions.


Three is not a sample size to get any amount of statistical confidence that this was anything at all.

Was it three little contracts? Little contracts sell for more. Two little contracts and one 160 pointer would be enough to swing it if in the previous months there were 300 or 400 point contracts in the mix.

150, 25 and 50. So yes - 2 small contracts and one normal(?) sized one.

No, there is absolutely nothing in any of these calcs to give you 95% or 99% confidence in the validity of the numbers. The entire population being measured is only 115 contracts. I'm only doing this for my amusement, not to try to predict where prices will be in 3 to 6 months.

I'm a bit in the dark here as I don't know my DVC resale company history. Any hints as to which one is the one that some folks attribute the price increase to?

I assume mentioning them by name is ano-no. So do a Google search and look at the agent listings of the top search results. When you see one that has several former DVC employees, you've found them.

Nope, that's not them.

I wasn't trying to get around the filter, just taking the queue from others that they may not be appreciated here. I'm not trying to endorse them in any way either, which is when i thought we were supposed to post links. but I'll post their site and see if they are indeed on the block list.

They started listing higherprices and LOTS of stripped contracts a few months ago with notes on their website that "only full price offers would be accepted" and it seems that the other big brokers have slowly been raising asking prices to match theirs.

We have contracts on both of our sets of points. I had thought about selling for a while but when I checked last year, the price was down. When I looked again in Sept., I was shocked at how much the resale prices had risen and listed on Oct. 7th with The Timeshare Store. The offers came w/in 3 days of each other in mid Nov. Waiting to see if Disney will exercise their ROFR which I doubt will happen.

This company is less than willing to present an offer less than asking. When I spoke to them, they asked what my bottom line was so I don't waste anyone's time. I think their prices are way inflated. Got the contract I wanted for the price I wanted with another company (TSS) who was glad to present my offers.

We just listed ours there yesterday! I don't think ours is inflated but it is BCV and it listed for 114 a point (270 Dec use year). WE listed with them based on reviews of our facebook group even though we bought it from the TSS. Should I be nervous? I want it sold so we can buy a larger SSR contract ASAP!
