Agent called me and said other agent said it's a done deal and we will have papers in the morning. Am currently sifting through the fee schedules of the 2 lenders to see what I wanna do. And dreaming of swimming!!

Yup so far it looks like my bank has less fees by about 1k and the loan officer working with me is SUPER attentive and helpful. The other one is who the seller prefers. The only plus I can see w them is that they might be more lenient w the appraisal as the preferred lender. Thoughts?

Same interest rate. My bank when I asked for the fee schedule called me when he sent it and went line by line so I understood.

Personally, I have a hard time with the switching bank thing. I have a long standing history with my Bank and I would want to use them, BUT that being said, it is totally your decision, and if it makes the difference between getting the house and not, you have to do what you have to do.

Maybe you can get the other bank to explain everything to you also, and maybe negotiate the fee schedule.

Tiffany, congrats on the house. Having the seller determine the bank you use is a new one for me. I wouldn't think they care as long as they get their money from through the title company.:confused3

Most of the diff comes from the fact my bank is giving me an $800 credit for being a preferred client. Then there are various differences in other fees and one other biggie to a $300 or so diff (title insurance)

Both are fixed rate, same term, same downplay, same percentage.

Make the seller give you the difference in a price drop on the house. Show them that you are having to pay more for using their bank... They will do it, it is only fair.

Great advice! My realtor asked me how things landed after I looked at the fee schedules and I told her Bank of America was about 1k cheaper due to that discount and another fee. And she was like YEAH use them then... that's huge! Plus the loan officer there has been SUPER helpful and he is from Cleveland and we talk about that and stuff so there is kind of a friendliness there. Oh and plus he gave me an idea of a question to ask that could end up saving a few more hundred dollars!

Like the other lady is fine and really wants my business but she sent me that fee schedule and I asked for the payment info and she was like "yeah that's on there".

When he sent me he called me at the same time because he wanted to go over it line by line because some fees listed are paid by seller but they are obligated to list them and stuff.


ANYWAYS seller signed so i think we are under contract! One small contract change - there is no garbage disposal (it was listed so they said if it was a dealbreaker they would add). The house is on a septic tank tho so you don't usually want to fill that up with food anyways so I said it was fine and put that in my karma bank :flower3:
