Anyone sold/bought a larger point contract recently?

We have had our 300 pt BCV contract for sale for a while now with no offers or interest. Price seems to be consistent with others that are for sale. Just wondering if anyone has experience. I don't want to further drop the price unless it will make a difference.

It's a very price driven buyers market these days, IMHO if you want to move the contract it will need to standout on price point.

might be better to try renting for a few years, depending on your situation.
 
We had the same experience with a similar-sized OKW contract. We had it priced fairly, but got no interest for several months, so we pulled it off the market.

However, when the changes to resale rules were announced, we relisted it and sold it in two days.

It's supply and demand, and right now I don't think there is much demand for either direct or resale. I agree with DVCconvert that to get any action, the contract is going to have to really stand out on pricing.
 

One consideration is that listing prices and selling prices may be very different. So just because your contract is listed around the same price as others, that doesn't mean it's going to sell. The selling price is what counts.

One thing that makes pricing of BCV contracts difficult is that it's such a small resort and there aren't many transactions to look at. If you look at the ROFR thread, you'll see the most recent BCV sales going around $80, but they're small contracts. There's only one contract of 300 points listed (350, actually) and it sold for $72.
 
If your goal is getting rid of it.. Lowering your $$ is the answer. I say a Ebay 200 point BC sell for 11,600, buyer paying all mf, cc, and 2011 points were banked. This means, no one bid 65$ even on it. Maybe it gets ROFRed, but the fact is, someone could have bid 65$ a point and walked with it.. and they didn't.

Lower it 3 $ a point once a week, it will eventually sell.

I think it is more clear with SSR, look at ROFR thread tons selling in high 40s and mid 50s.. list price is 60$ and more. The ones selling on the lower price, or the people making much lower offers. Also more people have bigger sums of money after tax time, not as much right before the holidays.
 
The point status of the contract also is important. A stripped contract takes longer to sell.
 
More people can afford a 150 pt contract vs a 300 pt contract.

Its the simple economics of high overall cost vs how many people can actually afford a 300 point contract.

The last 300 pt BCV contract that I know someone bought, was very low price per point.

As a buyer and new to Disney I can offer my perspective.

300 points is a sizeable contract and being new, I don't know if I would use all of those points. I'm getting my feet wet with a 200 point contract which may be all I need but I am considering adding points later.

There is the initial cost of that number of points and the maintenance costs that are long term to be considered. $1500 per year maintenance at present.

So, with a contract of that size, you are limited to people that have that kind of money to spend and want BC as their home resort. There are also the limitations of buying resale that come into play that shrink the number of interested parties and those that want to buy only from Disney. I'm sure you have come to these same conclusions. Personally I see it as you are selling to a smaller group of people.

I wouldn't worry so much about the price and I wouldn't give it away. A fair price is all that is needed. Hopefully the right person will come along. Good Luck !!
 
I purchased a 200 pt BCV contract a few months ago and paid $80 per point. It was for sale for $85 and we offered much less than $80 to start. What helped us agree to $80 per pt was that the seller paid 2011 mfs and closing. There was also all 2009, 2010 and 2011 points. Honestly if there wasn't any points available until 2012 we would pass right over the contract. I don't know the details of your contract, but perhaps pulling it off the market for a time until it looks more attractive will help get some offers or if you have to sell now, then you know you have to reduce the price.

As a recent BCV buyer, I hope could share some insight into what I was looking for.
