Any rumors of a new DVC resort?

Not real kean on the Vegas thing. While I agree Disney likes to keep people "on site" it is a lot easier when you already have a theme park or two or four to keep them entertained. To do that in Vegas would be a lot more investment than just a resort. As for staying in the right hotel or "area" of Vegas...last time I was on the main strip there were a lot of really cool hotels but there was also a "gentleman" every half block in between them passing out leaflets for strip clubs and...other stuff. I don't think that is what 'most' DVC owners want to expose their families to, I know I don't. No offense, but if that is what you are looking for, you may want to consider buying into Hilton or Marriott time share, cause I don't think you are going to get it from DVC.

My second choice would be a "Dude Ranch" type theme in somewhere like Amarillo, Texas, NM, or OK, maybe even Wyoming. Something kinda like Ft. Wilderness with the cabins, but also have some luxury Inn rooms in the hotel as well. I'd have expert gardening classes (vegetable, fruit, trees, roses, everything really), cooking classes with guest chefs, knitting/crochet/sewing classes, book clubs for the week, wine classes, spa treatments, health/fitness classes, painting classes, roping classes, writing classes/workshops - basically everything!!!

I think you are on to something. I know it is obvious with a "Dude Ranch", but you did not actually mention horseback riding. They could also give some classes for the kids (and big kids) on how to take care of a horse and other livestock. They could even tie the gardening and cooking classes together to show new ways to cook the things you were learning to grow! :thumbsup2

You are talking about a whole bunch of salary dollars. Those become member fees.
 

I love the idea of Estes Park, CO. You wouldn't have to make it a mini-Disney institute, but there are possibilities for that as well...if you combine it with a hotel for corporate retreats.

I do like the idea of having one or two small busses like the ones they have at Hilton Head that would take people into the rockies, stop at the overlooks, provide picnic lunches, etc.

Like Hilton Head, you could rent bikes, kayaks, etc. It could be nice. I'm also thinking about zip lines. I kind of think that is what Disney has in mind for Lake Tahoe. However, I doubt that I would go to a park in Colorado more than once because it is too far away.

As for the gulf coast, I wonder how Disney feels about having to rebuild a resort every few years. The insurance would definitely cut into maintenance fees. I know Gulf Shores was wiped clean in '79 and '05. That's 25 years. Of course, it could also be built and wiped out the following year, or even during construction.

You have to wonder about what considerations DVC took when they built Hilton Head and Vero Beach, and how much more of a risk is the gulf over VB & HH. I know that Disney must have considered I95 Disney traffic when building HH. Are they interested in I10 traffic?
