Any perks at all for resale?

For a non-florida resident, you can save $200 off each AP...so $2000 would be 10 APs.

I added on 25 at BCV, and with the lower closing costs and extra (current UY) points included for "free" (I didn't pay any prorated MFs on them), the delta was really only about $30-$40 a point going retail vs resale. I paid right at $4100 (including closing costs) for 25 points direct, and that contract would have been about $3200 via resale (with closing and if I could even find one in my UY), which means I paid about $900 more than I would have. However, I'm getting $200 off three APs in year one, which means I only paid an extra $300. If we do APs one more time, I'm already coming out way ahead. And that doesn't count any of the dining or merchandise discounts.

Or the "free" totebag.

I just wish I had done 35-50 points direct instead of 25. My main contract is at VGF, so I got the small direct at BCV with the thought of doing F&W every other year -- but 50 or even 75 points doesn't go as far as I'd like. Live and learn.
Yes, but wouldn't you need to accept black out dates to Save $200/pass? Not everyone can do that, so I was comparing apples to apples.

I'm not sure it was said clearly above. If you own currently, resale or not, and go to add on it's almost always best to get the same UY and same title listing so the points will be combined into one master. It's not required other than if buying under 50 points retail, in that case they won't sell it if it's not a true add on and that's the situation where one would do it for he perks mostly by just buying 25 points retail. IMO the only times one would want a different UY is if one is targeting specific trips where a different UY is advantageous and the negatives of having multiple masters seems worth it. The other situation where it might make sense is if one is trying to get more wait list slots but you'd need a certain volume of points.

I can think of two other reasons.

1) the price/# of points are right and you are tired of watching the market

2) you plan on gifting the membership to an adult child down the road i.e. 3 kids, 3 different memberships, easier to transfer.

OT I'd love to see non FL resident DVC members be able to purchase the Silver pass

Nope and nope. Being impatient is a terrible reason to buy a different use year. Because booking is going to be more tedious, and you'll lose your patience then. And there's no difference in "transferring a membership" and a contract. You only transfer contracts, regardless of the membership in which they are contained.

With ROFR I can't see enough savings on a resale for that to be a reasonable justification. Certainly for resorts that are hard to find in general, that could be a consideration if buying enough points though I personally think it's not enough if none of the other factors are a benefit as well. Put another way, buying a poor use year for a loaded contract and/or "good price" would generally not be a good choice. As for number 2, I think it's a poor choice in general for most situations. I don't believe it's ever reasonable to buy now with compromises (different UY, extra closings, etc) for a possible future transfer to heirs. Although it's good to have options if they're easily secured. The other item we could add would be if one plans to buy a contract that's going to be separate anyway for some reason, maybe buy a new one and sell an old one. I guess it depends on when one plans to do so, in 2 years maybe, in 10 not reasonable. But if it's that close just wait and buy jointly saving the transfer/adding fees.
 
This is good info. I am buying 175 points resale but was thinking of getting 25 direct to get the perks. I agree with what someone else said, it's only a matter of time before that minimum is raised. Otherwise it completely compromises the value of buying direct for a relatively small investment.

Can Disney take a big contract and chop it up into small ones? Or can they only sell a 25 point contract if they got one off of rofr? Also is there any negotiation or waiting for a loaded small direct contract? Thanks

Lol To each their own, I've stated my reasons. They don't have to align with your way of thinking. Nice thing about DVC is the flexibility in many areas. I'm a numbers person and realtor, my patience, if not my sanity is still intact. IMO the most 'terrible' reason to buy DVC (in general) is taking the tour onsite on a whim and signing on the palm trees without running the numbers long-term. Always wondered how many exercise their right of recession once they have wiped the pixie dust from their eyes.

It all lined up nicely for us. I waited literally years before finding my cheap/loaded small AK contract. Got tired of waiting and booking CRO so often. Certainly wasn't willing to pay DVCs direct add on price. How we slipped thru ROFR is beyond me but i didn't question it. It's actually a better UY than my other main membership as to current travel patterns.

you need to be a member of an ahem certain age to want the contracts to be separate for ease of transfer. Admit if the resale perk restrictions/closing fees weren't in place, I'd likely consolidate current holdings into the new UY.

for us, buying a different UY worked well (first contracts bought 1999 thru 2004(ish), August UY, total 400pts; 2nd contract, april UY, purchased 2015 150pts)
- ability to add now our now adult children as owners on the new contract (so they can get discounted AP, merch/dining discounts, special events, etc)
- can book the 1st night (same resort, same villa type) using a different membership, allowing us to get the DDP for the first 2 full days of our 12-14 day vacations. (currently) the included refillable mug is valid for 14 days
- since we usually book at least 2 trips - 1 in May, 1 in August, having 2 memberships makes planning much easier (April UY for our May trips, October UY for our October, & occasional late August, trips)

our only regret is buying 3 different resorts (first membership). it requires more time & forethought, attempting to use the 2 "other" resort points at 7m or renting them out (hence our most recent contract - can never have enough BWV points :goodvibes)

another case of no one size fitting all :thumbsup2
