AKV Resale - Is this doable?

I'm looking for a 200 point contract at AKV and hoping to spend as close to $100/point as possible. This would be my first DVC contract so I'm not looking for any specific use year (we travel all different times of the year and are flexible). Hoping to get something with SOME 2020 points left on it and definitely 2021 points. A lot of the lower price listings I've seen are stripped until 2022.

I've seen a few posted in ROFR thread that made it through at that price point but most I see are a little higher. Most contracts are being posted around the $120 price point and I'm not sure if asking for $20/point off is too steep? I put in an offer and and am waiting on the seller's response to our counter-counter offer, I'm assuming they will decline my offer and am looking at my next move. Should I keep trying for that $100 price point or is that unreasonable for AKV currently? Would love to hear your DVC expert opinions.

People will differ in their opinions on this. I would encourage you to factor in what your time and stress is worth to you. If you go well below most ROFL, you increase the chances of a buyback and a waste of your time even if the seller accepts. Only you can decide what's worth it to you and since you do not have a use year in mind, you might be able to afford letting a contract or two slip past you (esp since AK contracts are not particularly rare). Just consider what the emotional and time cost would be to you if you make a few offers over the course of a couple of months before finding a willing seller then wait for 30 days before having it bought back. I realize this doesn't answer your question, but I think a lot of people undervalue their own time and stress so make sure you factor that in.

I suggest looking at ROFR thread to see what is the AKV price range in the past 3 month that were accepted by seller AND passed ROFR. I am confident if you put in enough offers, you can get a seller to accept $100. Whether that passes ROFR is the harder question.

I've bought 12 resale contracts since buying two original contracts from DVC in 1996 and 2000. It is worth it IMO to look for a deal and make an offer. Since you are flexible in UY, you are at a great advantage rather than waiting for a unicorn to pop up.

I just received the deed yesterday for two 25 point OKW Oct contracts with '20 and '21 points purchased for $100 PP and combined for one closing (saving about half). Those small contracts are worth $30+/- more PP than I paid - at least $1500. I'm retired, so saving $1500 is a big deal and I have the time. On the other hand I just paid full price at $74 PP for a 30 point HHI Oct which is exactly what I was looking for. In that case, I did offer a few cents over as I bid online early one morning and wanted to be first with a bid and highest with an offer.

I have never put a bid in worrying about ROFR. You'll get different attitudes from different brokers, however the only thing that counts is if you, the buyer and a seller can make an agreement. I've never had a contract pulled out from under me.

Make a list of available contracts and start bidding. I suggest giving a time limit (24 hours perhaps) on your offer, otherwise some sellers will dilly dally hoping for a better bid. Looking at "stale" contracts that have been hanging around is another good way to potentially get a deal. Best of luck!

In terms of offers, I think you can go in with whatever price you feel is fair for the contract, and if it’s $20/less than asking, so be it.

Have done that. What I will say, though, is if you find a contract that seems to be the perfect one, don’t be afraid to pay a little more if it really meets your needs.

As already mentioned, it depending on how soon you want to have one. If it is too low and gets taken, you are back to square one with time frame. Right now, figure 6 to 8 weeks from offer to owning. Another 2 to 4 weeks to be able to book.

Things have gone a little faster the past month, so this timeline may be shorter, but I’d go in with something similar in mind.

I appreciate this train of thinking. I'm definitely not a 'bargain shopper' and happily pay for things to be done for me or done faster. I figured I would at least try to put in a few offers before going to a higher price point though. I would be bummed if our contract got taken in ROFR but it wouldn't be the end of the world. We don't have any planned trips we are hoping to use points for.

Just remember the mantra, "Buy where you want to stay." Especially in the next couple of years with pent up demand and banked 2020 points, it will probably be especially hard to get in anywhere at 7 months.

We own 4 contracts at SSR and are perfectly content staying there. We like the Treehouse as a reduced point 3 bedroom alternative, and love being within walking distance of Disney Springs. My DH doesn't prefer AKV. We stayed there once and he felt it was too far out of the way, and that the rooms were dark. I, therefore, wouldn't pick it just to save $5/point.

You should buy where you want to stay, AKV and SSR are very different resorts. The price per point you pay is only a small part of the DVC experience.

If you’re looking to get 200 points, maybe you could consider getting 2-100 contracts? One at AKV & one at BCV? I am 100% in the camp of buy where you want to stay, and if your goal is to “sleep around” then you have more flexibility, but you still want to be happy with your home resort for the years you can’t trade out for anywhere else... so I would stay away from SSR if you know you wouldn’t love it there.

We currently own at AKV and are also looking into buying at BCV... but I can’t justify having my “most expensive” points expire first!! It’s killing me. I do think there are deals to be had there too, though. If you’re patient, you could definitely get $120pp at BCV or $100pp at AKV... as to ROFR- they can’t take them all! And if it’s an international seller, they very likely won’t

This was exactly what we did. Made offers on 3 different SSR contracts all got taken at ROFR. It was so frustrating. So we thought let's try AKV, which we also love, since those don't seem to get taken. Made an offer of $100 on a 180 pt contract and seller accepted. It made it through ROFR in about 9 days, so I would say go for it. The seller may not accept an offer of $100/pt but hey, you never know - ours did. Good luck to you!

We have 3 small contracts, all at different resorts and I much prefer that to having one large contract. Our SSR we can use wherever and paid a low price. Our 75 points Boardwalk makes sure we can get in there once a year or so. You pay a bit more with smaller contracts, but it is nice to have priority at multiple places, especially if there is a particular place you love. If the OP loves BCV, I think doing a small contract there and a separate one at AKL makes sense. BCV is extremely hard to get at 7 months for a studio. You might grab a night here or there, but you won't have reliable access to BCV,

Its good to consider how long you think you’d keep the contract. Take 10yrs as a starting point. If a seller would only come down to $105 you’re talking $1000 difference than where you wanted to be at $100. Over 10 yrs, that’s peanuts. Literally $100/yr. Is it worth not accepting an offer like that? I wouldn’t let that stop me.

Don't bother trying to figure out what will happen with ROFR because nobody knows that except DVC. Make the offer you feel comfortable with purchasing at and then the part is finding an owner that agrees with you on the price. There are a lot of DVC contracts sitting out there for sale and a lot of AKV and since you're not hooked into a UY I'm sure you'll find one to match to you. Be aware there are some brokers that do their part to keep prices elevated and will tell you that an offer $20/pt less won't fly (ie, they aren't really acting as they should in representing both buyers and sellers) but there are brokers who will present.

Lol I wish I could get 300 points but my husband would kill me! We ended up putting in an offer at $110 but it had 400 2020 points so we felt like it was worth it.

I just picked up AKV for 95.00 For 185pts in November but if you want a deal like this you need to sacrifice something for me it was no points until 2022 but I saved a lot of money and the 2 contact that I got refused where from SSR at the same price
