AKV Resale - Is this doable?

I'm looking for a 200 point contract at AKV and hoping to spend as close to $100/point as possible. This would be my first DVC contract so I'm not looking for any specific use year (we travel all different times of the year and are flexible). Hoping to get something with SOME 2020 points left on it and definitely 2021 points. A lot of the lower price listings I've seen are stripped until 2022.

I've seen a few posted in ROFR thread that made it through at that price point but most I see are a little higher. Most contracts are being posted around the $120 price point and I'm not sure if asking for $20/point off is too steep? I put in an offer and and am waiting on the seller's response to our counter-counter offer, I'm assuming they will decline my offer and am looking at my next move. Should I keep trying for that $100 price point or is that unreasonable for AKV currently? Would love to hear your DVC expert opinions.

I just bought AKL for $106/pp. I believe the listing was at $116/pp. You just need to find someone who's more motivated. I've been bidding on a HH contract and the seller is being really stubborn about a few dollars a point, and I'm waiting it out at this point. The contract continues to sit on the market, so either he decides to budge or I'll wait it out for another one. Don't pay more than what you're comfortable with. Be patient!
 
Don't be afraid to offer what you feel is fair for the contract you want... The worse thing that happens is that they say no.

Typically, I wouldn't be overly concerned with ROFR... If it happens it happens and you move onto another contract.

The bigger thing I'll say is that it is a seller's market right now, so it may be difficult to find someone that will accept that kind of offer. Especially if their agent or broker follows these trends well and is working in the seller's best interest.

Offer whatever you feel is right. The seller shouldn't get offended and even if they do, who cares? I had to sell our contracts a few years ago to pay for a house remodel. We had a BLT we listed for $117 I think (either 2017 or 2018). Someone offered $99. I told the broker no and they asked if I wanted to counter and I'm like "no, that buyer wants someone desperate so they can get a good deal and I'm not desperate so just tell them it was rejected without a counter". I ended up getting a $113 offer a couple weeks later and took that. But I'm not mad at the guy who offered $99. I just turned him down.

This morning I decided we should buy back into DVC again and I spent thirty minutes scrolling the sites looking at AKL contracts to get a feel for the price point. It looked like about $120 was the typical rate for a 200 point contract. I found an AKL contract listed at $113 for 200 points with all 2020 points banked into 2021. I offered $108 and it was accepted. So I spent exactly 1 hour and no stress to get the contract I wanted. But I wasn't looking for the deal of the century. I felt I got a good enough deal. Some people will only be happy if they get The Greatest Deal of All Time. That was the guy who offered me $99 for BLT. Maybe that's you, too. You have to decide what you want, we can't do it for you.
