Add-on contract of 25 points

Seriously considering adding on a 25 point AKV contract with Feb UY through resale. We currently have a 100 point HHI with a March UY contract but find that only having 300 points every 3 years leaves us short for a 7 night stay which we would like to be able to do. So if we bought the add on it would be a different contract and I would have to transfer points between them to pool all of the points to get 375 points.

Would I be able to bank and borrow points to transfer to get the 375 total to use for a reservation or would I have to do it as a split stay? Just want to make sure I know how it could work before I pull the trigger.

I am not concerned with the UY being a month apart since I normally bank early so could just bank them both at the same time.
 
If you have a combination of HHI and AKV points, they can only be combined at 7 months. ALL points retain their own Home resort booking privileges. Even though you would own a combination of HHI and AKV points, you can only book HHI at 11 months using the points owned there. Same for AKV.

Also, if you buy resale it would be advisable to get the same Use Year and have the contract titled identically to what you currently own. In that scenario, DVC can create a Master / Subordinate relationship between the contracts, allowing for easier commingling of points at 7 months. If you end up with 2 separate Use Years you will have two separate Masters. That can complicate things when trying to combine for a single reservation.

Lastly, consider the role of closing costs in such a small purchase. Resale can often save a lot of money but small contracts typically sell for a premium price and the closing costs can dramatically increase your net per-point cost. If you have to pay $400 closing on a 25-pt contract, that's another $16 per point in addition to your agreed-upon purchase price.

AFAIK, DVC typically charges much lower fees on small contracts.
 
Transferred points can not be borrowed so not sure this would work like you think.

Some have mentioned that MS will sometimes do things for the same owners in terms of transferred points that they wouldn't for different owners, but I don't think I would want to count on that.

As mentioned, even with the transfer, you would not be able to pool all the points until 7 months--you might be better off just booking whole nights on each contract and then ask that they be linked.

We do own two UY's but each account has enough points that I can treat them as their own but I think with such a small number of points, it would be difficult to manage.

If your goal is to have more points so that you can book 7 nights at HHI, then I strongly urge you to buy a 25-point HHI contract. As tjkraz points out, you cannot use non-HHI points to book an HHI reservation until the 7-month window opens. And by the time the 7-month window opens, HHI might not have any nights available for you to book using your AKV points.

Small 25 point contracts are difficult to find on the resale market and you usually pay more (per point) for those contracts than you would for a 150 point or larger contract. You might find its not much more expensive and more practical to buy a 25 point deed direct from Disney.

Does anyone know what Disney charges in closing costs? Right now in looking at the numbers it seems that adding on direct through disney would be the best way to go long term. I just need to know what the closing costs would be direct through disney.

Don't know exactly how much Disney charges for closing costs but I do know it's minimal and for a 25 point add-on it should be pretty small. HHI is selling for $80 pp. You may have to go on a wait list to get your March UY. I'm sure your guide can give you the total amount.

HHI is in SC though and there are extra steps to close so I'd really just get a quote from Disney on closing costs because they may be higher than the FL resorts.

FYI I called Disney to inquire and was told for a 25 point contract closing costs would be $22.40 and as luck would have it they had 25 points with a March UY.

One thing to add to your calculations is that the closing cost on any size HHI resale contract is in the $650 range. Now all parts of a resale contract are negotiable, but if you do end up having to pay the closing that comes pretty close to wiping out most of the savings that can be realized by buying resale.

You are correct. This would push me right over to buying direct, especially for such a specific contract. $22.40 vs $650? No contest.

OP, would this come with previous years' points? If so, even better.

Go for it! We've only been to HHI one time, but its a great resort!
