Is it true that Disney can raise the points needed to stay a resort at any time? In other words can Disney raise the cost of your timeshare every year if they want. Aren't most timeshares (non Disney) sold at a fixed price and will not raise in price over the years? Please help me understand this befor I buy. Thanks.

It appears that you have a couple of questions rolled up here:

1) The number of total points at a resort can not be increased - they can be reallocated between weekends and weekdays or between room types but cannot be increased - there is a link in the banner area at the top for the points chart

2) The cost per point that DVC sells can and has gone up over time from below $50 to $84 today for DVC expirations in 2042 and $89 for the DVC II expirations in 2054 - the only DVC "II" resort to date is SSR

3) The dues per point can be increased per year and I believe the cap is set at 15% - some years they have gone down but there is an uptrend - I believe for 04 increases are around 3.5%

thanks

They have to make sure the total points spread out for the entire year stay the same at the DVC properties. However, that doesn't apply to the non-DVC resort properties (such as using points to stay at the Polynesian, for example).
(And then there are the dues...)

I think it's important to note that in 12 years, DVC has only had a "point adjustment" one time, and it was only at one resort if I'm not mistaken.

They won't slide points around unless a great imbalance in booking occurs. The purpose of the various points throughout the year is to balance the booking schedule as much as possible. Thus holidays and weekends have the highest points per night.

I wouldn't worry about points changing around too much. If they go up for one night, they have to come down somewhere else at the same resort.

As stated, the points needed for a stay at each DVC resort must remain the same. They can re-oganize them by season or days of the week, but the total points must remain the same for each resort. Historically, points have only been reorganized once or twice, and then just to make the weekend vs. weekday points a bit different.

If you are talking about using points for non-DVC stays like at other Disney World resorts or Concierge collection properties, these are seperate contracts with each of these porperties that is renegotiated annually. This is treated more like a timeshare trade out than anything else. That is why those points can sometimes change drastically. It is my opinion that if you are only looking to stay at non-DVC resorts, you should not be buying DVC.

If you are speaking of Maintance dues, those will change annually as well. While they sometimes go down, and seldom go up more than a few percentage points a year, they COULD go up as much as 15% if DVD chose to do that.

I hope these cover the question you were trying to ask.

all timeshares go up in price when buying from a developer - the resale market has gone down in price - if you are buying Disney go look a resale - Disney is the only developer I would buy from.

DVC has not gone down in price - one of the few timeshare that the price has gone up - even resale - because DVC will buy back any DVC resort that is underprice
