My DH just said "Why don't we look seriously into DVC!" That's great, but in this same conversation we decided to go to WDW over Memorial Day. Would this even be possible? If I called my guide today and started the process would we have any chance of getting a room for May 30 to June 5th?

It has been posted here that when buying in and requesting certain dates a guide can sometimes get you those dates even if they were not available. Let your guide know when you talk to him, that you really want those dates, and they will see what they can do.

make it contigent on the sale!!! I bet they would find a way to find you a place to stay!!

You said "call your guide" so that makes me believe that you are considering going direct through Disney. That leaves SSR as your only option and building 1 is sold out, so a late May/early June trip is out of the question. Does anyone else agree or disagree?

Rascalmom...if you look at what you would pay for your accommodations for your May trip with cash at a resort (don't forget that 11% tax!), you'll find that will be a considerable amount of your DVC purchase price. Good luck to you!

my understanding was that 1 & 2 buildings were sold out and working on building 3. so people buying into building 3 have to wait until after july 5 to stay at any dvc resort. you would be able to book now, even before you close as long as the date was after july 5, so i am assuming that is when building 3 should be finished.

i am working with another dvc member and they just bought into SSR but cannot stay on points, at any dvc resort until after july 5 and they wanted july 4 at the bwv so im in the process of trading my points for their july 4 stay and they will transfer me the points since i dont need my resses until jan.

Under normal circumstances, you are completely correct. 11/7 month windows aside, one cannot participate in the DVC program until the unit they own is ready for occupancy. If Buildings 1 and 2 ARE fully sold out, then rascalmom would be purchasing Building 3 and would not be able to stay on points until some point in July when Building 3 opens.

BUT, we've all heard the stories of people telling DVC that the ONLY resort they wanted was a sold-out resort, and magically (heh) the Guide suddenly found points at BCV or BWV.

So, if made an integral part of the negotiation, it would not entirely surprise me to find that DVC had a little stash of Building 1 points to draw from. Likewise, it wouldn't surprise me to find out that they really could not accommodate the request.

Only way to really find out is to ask.

I agree with tjkraz... there might be points of people who signed a contract for blg 1, but did not "get approved" for SSR financing. You might also try the "we don't want SSR, we really want (fill in the blank), so if you can find those points...we will sign immediately". Then you could use those points asap.

Good luck!!!

Good luck...Disney is very good at finding a way to make it work, so my bet is that we'll be able to welcome you home to DVC in the next couple of weeks...

you never know until they check and people cancel as well. Last year I purchased in March, closed in APril and booked a split stay at BCV and OKW for June. I really don't think you'd have a problem.

Your circumstances are exactly the reason that we purchased DVC in 1995. I called DVC and told them the dates that I wanted and they were able to get me a 2BR vacation home on 3 weeks notice. The ink was barely dry on the contract when we made our first trip to OKW.

If you don't ask, the answer will be "no". I suggest you contact them ASAP and see what sort of magic can be worked out.

I think they will find a way. It may involve signing a promissory note to pay for the vacation if you don't close.

When my sister bought in that had the choice of selling back points or not. We were all down there on vacation, like 25 or so people. We had our GV and my other sister had a one bedroom and others were staying at the GF and somewhere else. They got last year's points and were far into the use year, even more than six months. They used all the first year points to increase room size and secure OKW rooms for all, there was availability.

They got down there early and hey did all that before we even arrived.

They were made to sign some sort of a promissory note for the cost of those rooms had the closing not happened for some reason.

We had to do this when we bought.

We purchased while at HHI, and we had a cash reservation for 2 weeks later. They checked and were able to secure reservations at OKW for our stay, so we cancelled our cash reservations which were also at OKW and applied the cash saved to our downpayment. We had to sign an agreement stating that we were responible to pay cash for the nights we stayed on points if we backed out of DVC.

It worked out well for us, so I would definitly give it a go :)

I called the other day in hopes of booking that weekend too and was told the building that they are selling was not available to use the points till after 6/7/04. Although I never used any leverage she knew I wanted the week before and the sale was contingent on points to be used that week.

I would suggest that you bring up buying into other resorts as well. You never know when they can "find" points somewhere that has been "sold out" if they have someone willing to buy. The can always put you on the wait list and do a ROFR to get your points. That's what they did with me.

Am I to understand that if I told my guide that I really wanted to buy Boardwalk points there is a good chance that Disney could find the points for me to buy?
I really want to buy Boardwalk but I don't want to tie up all my cash on a resale so I was thinking that I would have to buy SSR in order to have Disney finance the deal. Has anyone ever done this?

if you bought resale, you could have the current owners reserve a room in your name with the points now. When the deal closes, the reservation will stay in your name. You just have to specify the deal in your contract. That's what we're doing in a similar situation.

That used to work, but it has been my understanding for a quite a while now that Disney cancels any exisiting reservations by members who sell. So, you would lose your reservation. Someone will correct me if things have changed again as they always seem to do :)
