A Pause on DVC

With the upcoming completion of Poly Village, every deluxe resort (except YC) has a DVC addition. I wonder if this means that there will be a hiatus from DVC construction. I would like to see attention towards other areas such as the values and mod resorts. It seems that many people have expressed interest in having this area expanded. Any thoughts?

There was a rumor last year that rooms at the WL would be converted to DVC rooms. I don't know if that is being considered, or if it's just speculation?

DVC is the way Disney will continue to go. Its the biggest bang for their buck.

My 2c, at least for the foreseeable future, they will never not have a property to sell & feel strongly that they will almost always have a FL property to sell. So, the options become adding on at YC (currently the only deluxe without DVC) or building new.

Personally, I don't see them adding on at the mods/values unless they completely change the current structure (i.e. restricting the usage outside of home resort). Given the changes to resale contract usage a while back, its not out of the realm of possibility but I just ont see it until all other options have been exhausted.

It's interesting to hear other perspectives. I'm very curious to see where Disney will go next in regards to resorts.

Don't they have the new location at Western Way under development?

There are indeed plans for a western style Resort on paper, part of which will be DVC. If built, it is supposed to be located between WL and FW.

DVC is huge money maker for Disney, not only the initial contract sales but DVC dues pays to everything related to resort operations plus a hefty management fee of around 40 million per year if my numbers are correct.

Maybe the points would just be a lot lower??
I for one would be very upset if I could only stay at my home resort. I love WLV it is my favorite but the whole draw for me is being able to stay anywhere.

Stong rumors about a WL rooms conversion AND some sort of bungalow on the water there as well. I think they'll probably decide after looking at how PV will go.

Don't count on a pause.
Latest rumors are WL and YC/BC hotel conversions next.
Also plans for part of CBR tear down and DVC added with a canal entrance to Epcot.
FW plans are out there.
PVB future addition of 1BR- 3BRs.

There was also a plan for a large resort between DHS and BB. Likely walking access to both.

Correct me if I'm wrong but your assertion seems to be that if Disney weren't spending money to build DVC resorts, they would spend the money on other resort projects.

That simply isn't true.

Disney's hotel occupancy typically hovers around 80%. They're already overbuilt with respect to demand, with thousands of empty rooms most nights. In recent years they have invested quite a bit in updating many of the older properties, bringing themed rooms to the moderates and suites to some values. They may invest in other resort amenities if there's a good business reason but I wouldn't look for any new hotel rooms to be constructed on the horizon.

DVC is still a money maker. On some recent projects, construction costs have been less than 20% of what they charge for the points. Sales and marketing expenses, management and other business costs also eat up a big chunk, but it's still a VERY profitable enterprise. And it helps funnel repeat business into the theme parks, restaurants, gift shops and all other areas of WDW.

I'm not a fan of the DVC on every corner strategy....
