A few questions looking to purchase DVC

I know you will all be able to answer these questions. We just returned from Disney and are looking into DVC. Our question is we are interested in either Wilderness Villas or Beach Club Villas as our home resort and I know they are sold out. Can you go onto a wait list with Disney for these? I have seen people say that Disney will exercise there rights to buy back the contract. Also on the fees billed according to your year use or are all members billed January 1st for these fees. Thanks in advance for any help you can give me on this.
 
all fees are billed January 1 - you can have DVC do a draft to your checking account on a monthly basis.

I'm not sure if Disney will put potential members on a waiting list for those resorts that are sold out. I do that existing DVC members can be placed on a waiting list for add-on points for their use year when they become available. These usually are not discounted. I would suggest exploring what the DVC resellers have available in your area of interest. You may be able to purchase a resale with banked points at a savings compared to purchasing directly through DVC.
 
We bought our first DVC resort, VB, direct from Disney. For our second resort we wanted BWV and since it was already sold out, we chose to use The Timeshare Store. Through them, we were successful in buying our BWV re-sale in Janurary. If you have decided to purchase, then I would go through one of these re-sellers and purchase your VWL or BCV.
 

When I asked our guide yesterday about resales through DVC, I was told they are available, but at $89/point with no incentives...can't remember if they would finance or not.
We took the $10/point discount, which makes it $85/point and we have financing.
 
To my knowledge, new members can only buy SSR directly thru Disney. In order to buy any of the sold out resorts thru Disney, you'd need to already be a member - they only sell the sold out ones as add on's to existing members. I could be wrong but that is to my understanding. You may be better off going resale anyway as you'll be able to get your points for a lower price - only glitch is that you'd need to find your own financing and pay closing fees.

If you called a DVC Guide and said "I'm not interested in SSR--the only resort I want is VWL", I'd be shocked to hear that they would turn you down flat.

That said, kenziesmamaw is correct about the pricing.

SSR (with $10 off promotion) is $85 per point for 49 years.

All other resorts are $89 per point for 38 years. No promotional pricing. IMO, if you want one of these resorts and plan to purchase at least 150 pts, you're better off going resale. It will probably save you $1500-2000 on just 150 pts.

You should be able to finance purchase through DVC under either scenario.

Only you can truely decide if it's worth it to pay $89 per point or not. It's slightly lower than the going rate thru Disney at the moment I think - the points are now around $95 per point I think?:confused: You need to look at where you are speaking of buying-- SSR has an extra 10yrs to the membership ending in 2054 vs. 2042 for all other DVC resorts. Are you buying SSR directly thru Disney or looking at another sold out DVC resort and buying resale? Will you be able to find your own financing? Disney will finance you for up to 10 yrs and with no closing costs but only on the DVC resort they are currently selling I believe (unless you're an existing member buying an add on). Resales you will need to pay closing costs. Would you be visiting WDW once a year or more or only every few yrs? All these things factor in;)
 
I was introduced to my DVC rep for the first time yesterday evening. I asked him this same questions, since I would prefer VWL or Beach Club. He stated that we could make our initial purchase through Disney at one of these resorts, if available, for $89 per point. He added that he had VWL available right now. Although I would love to do everything 'hassle free' through Disney, I would rather go for a resale at a much cheaper per-point price or buy SSR for $85 per point (discounted). We will not be making our purchase until sometime next Spring, so we have plenty of time to think about it.

Keep in mind Tina, that the price will probably go up by next spring. I think I read here or maybe our guide told us that the points will probably go to $100 each by the end of this year. By spring, could they go even higher?

The other thing is the incentive they have now....$10/point discount or matching points for use in the first year. My guess is that they will have something going then, but who knows. And I was definitely told that you don't get the incentive if you go the resale route, even through DVC.

And finally.....we bought now but our payments don't start til next spring which gives us lots of time to save up!

Not trying to unduly influence you...just offering food for thought!
 
We will most likely go with a resale, so we are not too overly concerned with the Disney incentives right now. We are taking the advice of some many here to "buy where we want to stay," which for us is Beach Club or VWL.

However, I am interested in more info on your statement about no payment until next year. Am I confusing some of the information? I didn't realize there was a deferred payment schedule.
 
Because we are buying at SSR and the property is under construction, we don't get use until March 1, so we don't start paying til at least then. If I remember correctly, the guide told us that our payments will start in May. It may be a little earlier than that, but I know we don't have to pay more than our down payment before March 2005.
 
Kenziesmamaw is correct. The first payment at SSR is in May '05. Like most real estate closings, your first payment isn't due until a month or two later. The SSR points won't be available until March of next year, thus technically won't close until then, thus no payment (other than downpayment) until then.::yes::
 
Is this deferred payment part of the $85 per point promotion? If I understand correctly, you can also buy in for $95 per point but get some points to use now. Does that plan also allow for the deferred payment?

Yes. If you choose to take the Developer's Points and pay $95 per point, payments, interest and maintenance fees don't begin until mid-2005.

The deferred payment for SSR doesn't change regardless of whether you take the $10/point discount or the matching points. If I remember correctly, however, the matching part of the points may be good now.....but I would ask. You get points equal to what you purchase 150/150, 175/175, etc., but the matching points have to be used by the end of next year, which would support the idea of having them to use immediately.

That was tempting, but the $10/point gave us the extra downpayment we needed to make it more affordable.

Also, we can purchase points in any amount over 150 and then add-on in 25 point increments through DVC. But, your initial purchase can be any amount over 150....151, 166, 173, etc.
 
Hmmmm..... maybe we should rethink our plans. The matching points aren't really of use to use right now. We have already booked (and paid for) a late December trip to Disneyland in CA. The $10 per point discount PLUS deferred payment is very appealing. The only hurdle left is SSR. We're not sure if this is where we want to own. We've never visited as they were not yet open during our last trip. We already know how much we love the BC/YC area and WL. Looks like DH and I need to sit down over go over things again.

If you love the Epcot area I wouldn't recommend buying SSR sight unseen. We too were tempted buy the promotions there but, after touring the resort we realized it was definately not our cup of tea. We're really glad we passed on buying through DVD as our BCV resale experience through TTS was very pleasant.
