Six or eight dollars a points is more than fair.

If my cost is 5 bucks a point, and I rent 150 pts at 6, I get 150 dollars for my effort. That's not bad, and I don't waste my points. Having said that, we have been members for five years and always use all our 502 points ourselves.

I never thought of "commercial" in that context. I always thought it meant that DVC members could not make a business out of selling/renting DVC points/ownership.

Hmmm, I've been away for a while.....

1. Great to see foes unite against a common enemy. I never thought I would see Rich, Ripleysmom, and Gail come together. Its actually kinda nice!

2. 25% discount - got it last year in HH for one weekend night to extend a trip.

Also, we are going to VB in two weeks. 5 nights on points. Added Saturday on cash and got the 25 %.

3. I have provided evidence in #2 to Rich's assertion of the Sun-Fri stays.

Has Nuthut been around since making his ridiculous $12.50 assertion?

Should we report him to DVC since he is obviously engaged in a commercial enterprise?

Yes, it is kind of nice to be in agreement with Rich. As for Ripley's MOM, we are in agreement most of the time.

Sooooo....I guess it's considered an acceptable practice for members to turn their points over to Disney for a DC or DCL exchange and have CRO "rent" those points for rack rate during Christmas week??

It's only fair when Disney is working the system. :rolleyes:

I have no problem with renting, most people want to use their points for DVC resorts, but I see renting as a way to enjoy other vacation options w/o getting point gouged by Disney.

The fair rental price has to be determined for the type of accomodations/time of year/and if there are other available discounts. From what I've seen on the resorts board, most bargain hunters are thrilled when they get 20-40% off rack rate. Why should you you as a member give a larger discount on your points (unless they are distressed)??

I have also obtained the 25% member discount, but I think it should be available to members always...but more on that later.
 
I should probably let this thing die, but!! I don't have a problem with members renting points either. What I have a problem with is members booking time with their points, then putting them up for rent! It's one thing to put your points up on the rent/trade board, then have a renter contact you, you see if the time is available and book it. But to book time, then hope you can rent the time, is wrong in my opinion. This just take away space that an owner may want and can't get because it may or may not be rented.

We've rented points from another member once. Back about 2-3 years ago when we booked an extra trip and didn't have enough points. I think we paid $11/point (but I can't remember what happened yesterday, so...!). I have always thought that the $10/point value was low from an owners standpoint, but a tremendous value from a renters standpoint. I mean, $110 for a room at the Boardwalk?! That's phenomenal!! However, I didn't buy my membership to make money off of it. I bought it for a guaranteed vacation until 2042!

It was my impression that renting for profit was against the bylaws? IMHO, isn't that what nuthut does? Why hasn't DVC put an end to it?

and I am averaging this out only 20 yrs.. It would be cheaper if you wanted to go the full amount.
$79 per pt x 150pts = $11,850
maint. aprox $600yr x 20yrs = $12,000

cost for points 11,850 + maint. 12,000 = $23,850 for 20yrs

$23,850 / 20yr = $1,192.50 per year cost or

$1,192.50 / 150pts = $7.95 per pt

That is what I come up with, and if I were ever to rent I would probably not go this low but just something little more as so I am not losing the funds.

At the time I purchased DVC, I was looking at a stock that I was thinking might take off. I ended up choosing to put the money into DVC instead. The small amount I did sink into that stock dropped from $1,000 to $25. So, if we are going to factor lost return on investment value into our point values, then I figure my points cost me less than $0.50 each. So, I can rent my points for a dollar and make money.

Correct me if I am wrong, but if you bought DVC today, which many of us did not--you would have DVC for 38+ years.

That changes the cost down considerably. $4.18 using these figures. To less if you bought years ago(when the cost was $67 a point as I did in 2000)
 
Just thought of something.....

nuthut is using $84 per point as his 10% info but if I'm not mistaken he paid much less than that for his points, therefore, using $8.40 to reflect 10% is not really a valid number.

Seems to me that if he were using his actual basis, it would be a lot closer to that $10 a point number that most people use.

your right about the cheaper average if you went out 50yrs..
I was just bringing it to a little bit better or closer time frame..
after the 20 that I was going with, the points would be done with and then just maint. 600 aprox for 30yrs, 150pts/ = 4per pt.

just in my mind it is hard to think that far in the future,

Nuthut, I'd like to offer my admiration for your unending efforts to talk up the price of " rental points". Sadly I think your sums and logic are completely incorrect, but I do admire your tenacity in the face of overwhelming evidence that runs contrary to your arguments.

As has already been pointed out many people only paid $50-60 per point and have already had many years use out of their points to them the cost of those points is really $0 so in effect their only "on going cost is dues at less than $4 per point. Again as has been pointed out, What points can be rented for will reflect what discounts Disney are offering for their cheapest room types. As it's still possible to get rooms at the all stars for less than $100 I can't see the point rental cost going up any time soon. Until Disney itself feels the market can support a higher price I think you've got no chance of talking the price up to unrealistic levels.

I'm suprised you even bother given how successful you're always telling everyone that you are at using Ebay to get $15+ for your points. In your position I'd be milking that market and keeping my mouth shut, I guess you're really just a good guy at heart.
