DH and I are interested in purchasing a home here in Maryland. Problem is that they haven't even finished clearing the trees- a real blessing for us, actually.

On the Ryan Homes, website, this comes up as the same model home as the type we're looking at. There's no model ANYWHERE for us to see. I found this available as a re-sale in, what we believe is the same community.

I think I'm playing tricks on myself. Are the two links showing the same house? One as an artist's rendering and another as the real-live resale? We really don't want to schedule a showing and get up there and find out we were totally wrong!

Hey PapaDeuce- aren't you in Hanover this weekend, too? Want to househunt with us? :rotfl:
 
The only difference I see is one looks like a drawing and the other looks like a photo.

Only a person from NYC would think that the housing market here near DC is a good deal! :lmao: :lmao:

Is it a duplex? Looks the same to me. In the second picture they must have put an extra room instead of the garage on the left side, but otherwise they look the same.

Are you moving to MD or Hanover, PA? My ILs live in Hanover and it is right down the road from here. Many people live here and commute to MD since it is cheaper but it is not as cheap as a few years ago. :rolleyes:
 
No, we're looking to move into the same model only in the Maryland DC metro area. Sadly, our prices aren't that good....

They're not duplexes but "villas." I was corrected by the sales associate :rolleyes: Bigger than most townhomes in the area, but smaller than most single family homes in square footage. I think the windows on the one side and the garage on the other is because it's the model's office with the windows. That's what was throwing me. All of the Ryan homes we've been into have the sales offices set up in the garage of the model home. I'm thinking that's the case now, too.

There's three models that come up on the builder's site. One in Canadaniagua, NY. Nope- too far. One in Hanover, Pa. Doable, but the community it closed and so the model. That's why we're looking for resale in that community. And one in Sailsbuy, Md. Again, doable distance wise excpet that they haven't broken ground either so there's no model to go and see.

The goal is to find a resale on the market that we can get into and poke around so that when the community here in Maryland opens up, we can be at the door waiting with the check in hand. New construction here goes up about $3k a month so we're hoping to have about $35k in equity before we ever move in, as the builder is stating there's a year between the first buyers and when the first building will be done.

Oh, the joys of purchasing a home in DC!

nope, a californian would think so too! can't touch anything "starting in the $200,000's "(or 3 for that matter)-house,condo, converted apartment. maybe an old trailer but even those are in the low hundred thousands (and you don't own the dirt you live on!).
 
They're the same, visually, but the resale one has opted for the finished basement and third bath and of course the garage on the left is a room.

We live in Cecil County Maryland which is right on I95 at the Delaware border. Housing is much cheaper here. I am not sure I could afford to live in DC.
 
Can you contact the listing agent and find out for sure if it's the same model? And if it is, maybe there will be a Sunday open house. If not, I'd be honest with him/her about why you want to see it and they'd probably be happy to show you the house. It's not an odd request I don't think and they should be able to tell you the model.

Where will the new community be built?
 
I would go to see it. Would give you an indication of the homes constuction quality and layout. Ask them if they did any upgrades to the base house price too.
