Why is the OKW GrandVilla so much less?

Why is it that the OKW GrandVilla requires only 255 points for the 5 nights that I was looking at as opposed to the others which require much more: AKV=495, BWV=540, and SSR= 485. Is it not as nice as the others?

no - it is very nice!

it is just the oldest and since Disney hasn't change the points since 1995, so it is less.

I've never been in but friends have and have loved it! It is very nice there. OKW is always a steal IMO points wise

Also I can tell you for AKV and BWV that you are "paying" for a few as well.

yea, the views of the BWV GF are only the broadwalk.

with AKV it is only the savannah.

OKW has always been one of our favorite WDW resorts. Great atmosphere and rooms!

The point structure for a DVC resort is set at the time it is originally sold. OKW was the first DVC resort; they set point values higher at the subsequent resorts.

By the way, the OKW and BWV Grand Villas book up the fastest. BWV because there are so few. OKW because they require fewer points. Both of these go pretty quickly at 11 months out. AKV has very few GVs available now, so SSR is probably the only one you might get at 10 months out.

I learn something new on these boards each day. We started out wanting to book our vacation through disney at Value or Moderate with the temptation of AKL. Then I saw info on DVC and found out we could rent on mousesavers.com. So I looked a little futher into it and now I am going to rent ~ but probably at AKV this time ~ however I do like OKW.

We may actually consider buying, but not sure if it's the right time since I am a stay at home mom, AKA Domestic Goddess, right now. However the DD and DS are of the ages to really enjoy Disney (5 and 7). We just might have to scrounge.

remember that the AKV is still being worked on. So there may be construction while you are there.

a 2-bedroom is plenty of room for a family 8 - so your family should be fine.

I'm not sure what you read on Mouseavers, but you should understand that renting points isn't as simple as figuring out where you want to stay and assuming it will happen. In a nutshell, you have to find a DVC member who can and will make a reservation for you, then compensate the owner to use that reservation.

Especially when it comes to GV, it takes a lot of work and preplanning to make it work (and sometimes a bit of luck too.) Given the difficulties and extra point costs, renters usually end up getting multiple units, rather than trying to fit everyone in a GV.

The OKW GV is sustantially less than the other GVs. So I think it would be fun to do and worth the money. The problem would be actually getting it because I am sure that it is pretty popular and gets booked at the 11mos mark.

And yes I do understand that it isn't as simple as figuring out where I want to stay and assuming it will happen. I knew what I wanted in the end ~AKV~ and 3 owners later it all came through for me. It does help to have a direction in what you are looking for.

It is lower for the same reason gas was less in 1991. Once points are set they can not be changed, they can rearranged but not changed.

Can someone please tell me how many years are left for those who buy into OKW with DVC.

We may be interested in buying next year, but the DVC agent I talked to seemed to think that AKV and SSR were the way to go since there are incentives and the longest amount of time for these.

Plus the whole ROFR has got to make it difficult to find a good deal to buy resale.
