Why Is Ssr Resale Priced So Low?

I think THV is always going to be an 11-month window booking, just because there are so few of them. There are only 60 villas in THV.

I'd have to agree. We stayed years ago at the old treehouses and thought they were retty cool.
 
SSR seems to be consistently passing ROFR below $70. I think tis economy is effecting Disney enough that they are buying back very few resales. In fact I haven't seen them buy back since 2008. Prices are going continue to drop until Disney decides to exersise their ROFR. How does everyone feel about this?
I think you are right, and Disney may be experimenting a bit right now. They have always kept ROFR levels not far below what they were selling "new" for, but they may be testing that strategy now. If they can ROFR much lower and still sell direct, maybe they don't need to be so aggressive with ROFR.

Also, the more they ROFR the more points they own. And of course, that's in addition to the points they foreclose or haven't sold to begin with.

Disney has to pay dues on all those points they own and if they can't rent them out, they have a real problem. As we've seen from many threads, you can always find cash availability at DVC resorts, so it's obvious they are not able to rent all their inventory through CRO.

It might be pretty interesting to learn the true percentage Disney owns at each resort. We all know they keep 3-4% as a cushion for maintenance, but I'd bet they own a LOT more than 4% of SSR.
 
Well depends on how you look at it.........I find it remarkable people are paying up to $35-$45 a pt higher for a 11 month booking window.

True, but its $35 on the buy in only. Then you have 50 years of dues to contend with. I suspect 90% of your ownership costs over 50 years will be from the dues.

True and SSR is one of the lowest, I think only BLT is lower. But on a 200pt contract that 7-9k upfront pays for about 5-7 trips of plane tiks and/or various other things. Not sure how much of an impact MF will have but TVM of the 7-9k on that 200pt contract compared to a possible few hundred in MF saving from one resort over another is much more significant.

On the other hand 11 month booking window is important to others an I don't down play that, just for our family not that big of a deal. I might be kicking myself if the next 50 years all I can ever book is SSR.....but I love the place so I think it would be ok just not ideal.

Just a question (not a flame). Did SSR actually sell out before they added the THV? Or were they at least close to selling out? I thought they did, but I could be wrong.

Oh I hear you, I'm just not surprised many folks will pass on the $7-$9k savings when they add up what these trips cost over the years-me being one of them. Likewise, if SSR is acceptable-and especially if you travel off peak-why not?

I will take it even further, if someone "gave" me a 200 point SSR contract for free-I would still buy at BLT and BCV.

Yes, it was sold out and then sales "re-opened" once the THV units were declared.
 
I wish I were in the position financially to add on right now. I'd definitely snatch some extra points at SSR if I were.
 
I'd buy VWL if it came down any lower. Seriously, love that place. I still love SSR, too, but I would love to have 11month for VWL.
I see those are around$80, seems like a good price for a bigger contract!
 
This thread cracks me up!

Just this morning, TSS lists:

BW as low as $74
WL - $74
VB - $48
HH - $ 59
OKW - $64

Yet, it's always all about poor, poor, SSR at $68..... What a horrible place that must be.....


(That last sentance is sarcasm, by the way, as I'm a happy SSR owner!)

I think you are right. I never believed SSR was sold out to begin with, and I'm sure they've had lots of deed backs and foreclosures (I think Disney has a pretty good inventory at VBR as well).

I think the only reason the Treehouse Villas were made a part of SSR is so that the members there could have something "special," and to help with the sales of the Disney-owned SSR units.

It wouldn't surprise me to learn that SSR is only 80-85 percent sold out, and that's not counting the Treehouse Villas.

The only bright and shiny things I noticed at SSR were the CM badges which makes me wonder if the SSR has become the training location for all other dvc resorts. Once they are up to "par" are they then moved to another DVC resorts and the new recruits come in to SSR to start the process over again? The level of service I have experienced there is what makes me think this may be true. I could also go into a rant and rave, but wont, about not getting my rooms until 9pm and after 11pm during my only 2 stays at SSR. And I wont even mention the details of the transportation differences since one is rated the lowest and the other highest of all resorts in all of wdw. That would just be mean...

For the record, although my expreriences at SSR were not good ones, I can still appreciate the resort itself and do like the atmosphere and vibe of the guests. IMHO, SSR "could be" a great resort if they could get their act together.

I am not super picky on room view or moving resorts so I can book at my 11mos window at home for example to get the MK and either at SSR at the 11mos period as well to extend my trip or wait for the 7mos mark and use those points elsewhere to check out other resorts. Being that I am not super picky I am certain I'll find a room *somewhere* especially since I usually travel in value seasons to avoid major crowds.

The only thorn in my plan is the current dollar exchange! Does anybody know; if for example someone has 200 points to sell, do they need to sell the 200 in one batch or could I as a buyer take a portion of say 50 or 75?
 
Don't really know why there so low other than the economic downturn we're all witnessing, but I'm not complaining (yet) as I just had an offer accepted by a seller yesterday. Within a few weeks I should be able to say I'm a proud owner of SSR. Never thought that I'd be able to get as many points for the money as I got (should I pass ROFR), so for our situation this has worked out well.

I can't honestly say it's my favorite, but we have no issues with staying there and we don't plan on only using our points at "home," so for us it made more sense to buy into SSR as all non-home points are created equal at 7 months :lmao:

Resale contracts are all or nothing, they cannot be split.
