I would like to hear an explanation of why, If I sell a subsidized Vero Beach contract, the new owner no longer gets the subsidy.

It seems to me that I own a subsidized contract and I should be able to sell a subsidized contract!

This is the only reason I am not selling my last Vero contract. It was the only one with thw lower dues, so I am keeping it.

If you are selling the contract off, why does it matter what the new owners will pay for MF's? Especially if DVC exercises ROFR, lol. :)

If I keep the contract, the dues are low and it is a good contract to keep.

If I sell it, I do not get as good of a price as I would if I could pass along the subsidy. :thumbsup2

If it conveyed I would think it would make the contract more attractive to buyers over non-subsidized contracts...:confused3 (of course, as you say if it ROFR'd it wouldn't make any difference)

I guess it depends on what your contract says.... Does your your original paperwork say it doesn't convey?

You can sell the subsidized contract and that subsidy WILL convey to the new buyer.TSS has confirmed this with me.

from what little i understand, VB was originally planned to be a larger resort with more owners. DVC changed plans and the original purchasers were subsidized to prevent them from paying higher MFs than they would have paid under the original plan.

other than "it would benefit you", i can't think of any reason why current purchasers should be subsidized. the original reason for the subsidy has no bearing on current purchasers. they know exactly what they are getting into.

(but if it works out for you, great. i don't have a dog in this fight. i just don't see any logic to what you are saying.)

I also checked with TTS and was told that, indeed, the subsidy WILL pass to the next buyer. I was also told that they are willing to list my contract at Vero as a subsidized contract and will list the subsidized dues as a selling point. :thumbsup2

Have you confirmed this with DVC? I was under the impression (read someplace?) that the subsidies do not get passed along to the next buyer.

:wave2: Someone will be very lucky to get that contract...as Nancy Reagen said " Just Say No"!!!

Wait what? "No" don't sell the contract? Also, she probably also says "please spell my name correctly; it isn't very complicated" :upsidedow

Is this an underground protest on the political/religious speech ban? I sure HOPE not, but yes I can believe that it might be.
