Why are there so many Boardwalk resales available vs. Beach Club?

I love the Dis Board. Finally decided to join after just browsing posts for a while.

Have 200 points at SSR. Stayed at Beach Club and loved it. Trying to add another 200 points at Beach Club. Most likely will be RFRed at $80/point. Started looking at Boardwalk and there is so much more available and the prices are so much lower.

Yes the pool at Beach Club is awesome and it is 5 minutes closer to Epcot, but what else? If I get RFRed should I just go for Boardwalk and get 250 points for the same overall cash outlay?

really looking forward to seeing what people say. we want to do an add-on and BWV is very tempting with its cheaper price and epcot vicinity!
 
BCV HAS dedicated 2 bedrooms, and only some of them have 2 queen beds. Those are the reason we bought points at BCV. When we bring our DGC and their parents we want those accomodations in swimming weather. BWV doesn't have any dedicated 2 bedrooms, however they do offer the standard view point savings and so, we own there too! That's where we're staying with our family for the NYE trip next week! Truth be told, our DGC also love the BWV pool.:goodvibes and if there's any warmth in the air, they'll be in the water next week.

From a numbers perspective there are more units and thus more owners at BWV compared to BCV so it would be expected to see more resales there. It's not quite double the size but close to that.

Also, BWV is older so it length of ownership could come into play a bit more too. Original purchaser's have gotten the use that they want and are now selling.
 

After staying a Boardwalk at the end of November/beginning of December we found Boardwalk to be a little annoying.... we loved the resort and thought it was beautiful - but still a little annoying.

Here is a brief laundry list of what we found to be annoying...
1) NO COUNTER SERVICE! If you want that - you're going to have to walk to the Beach Club.
2) Only 1 set of elevators.
3) PARKING - we had to circle the parking lot almost every time we took the car out - and even then the closest spaces seem to be a mile from your room.
4) Gift/Merchandise resort delivery goes to the shop ON the Boardwalk - not in the Lobby.
5) Small fridge/freezer in the kitchen. Much smaller than a standard fridge/freezer.
6) Slow boat rides - it takes a while to get from anywhere to anywhere.
7) Non-Digital Thermostat - it's hard to assign a comfortable temperature to a notch or a tick-mark on a sliding lever. While we did like not having to over-ride the motion sensor - I would have rather had a 70-72 degree Villa!
8) Rooms didn't have the character that other resorts have (AKV, VWL, OKW)

The resort is in great shape - recent renovations did not change the character of the resort - but did update the look by removing the mold-causing wallpaper that others have written about.

Overall the Beach Club is a more desirable as far as location - services - parking - layout - feature pool - and far more beautiful resort ground (IMHO)

As far as price per point - Beach Club is not your best 'investment' due to the shorter contract length.

We own at the three most recent resorts built at WDW. (AKV, BLT, SSR) due to contract length.

We booked a 1 BR 7 months in advance - or could have had a Studio at BWV. We aren't all that picky about what DVC resort we call home for our vacations - so having home resort advantage isn't a huge deal for us.

Think about how long you'll own and use your contract(s) before deciding to buy at an older resort. That being said - we almost wish we had stayed at OKW before buying at SSR. We LOVED our trip to OKW this past September - but didn't so much love SSR during our January 2009 trip. While some longer OKW contracts exist due to extension - they are not as common.
 
Funny you should bring this up cause I was wondering the very same thing today (i.e. why are there so few BCV contracts out there????)! In fact, I was going to start a thread but never got around to it. Anyhow, we were looking for a small BCV contract about 6 months ago. There seemed to be so many more BCV listings back 6 months ago than there currently are right now. Weird. Ultimately we added on with an AKV contract instead but I still would love to own points@ BCV some day. I know BCV contracts have been getting ROFRd but that still wouldn't necessarily stop a seller from selling, would it? Hmmmmmm.

To answer your question, do you like the Boardwalk as much as the Beach Club? If you do then great go for BW. Personally, we LOVE SAB so we will wait for the right contract at BCV. Good Luck. Keep us posted! :thumbsup2
 
I agree that the size of BWV (twice that of BCV) is a major factor, along with the existence of Stormalong Bay. More specific in-room differences probably aren't as big a factor (IMO)--you get people who like BCV better and others who like BWV better. I don't know that we can really conclude that the masses favor the nitpicky details of one over the other.

One other big contributing factor is probably DVC's ROFR at the Beach Club. Right now if you make an offer on BWV points, it's all but certain to be yours. With BCV the offer may still get ROFRed, meaning that the buyer has to go back and try again. In other words, a BWV buyer will get their points on the first try. A BCV buyer may have to burn through 2 or 3 contracts before they take one home. That alone will reduce the supply on the market.
