Who is the unhappiest with DVC?

Those folks take a big financial loss, and often have a huge black mark on their credit as a result.

If DVC doesn't report to credit agencies, where's that black mark coming from?

Also, do you know that many people who have those circumstances happen them and end up so unhappy with DVC? Because while I've seen people here who have to sell b/c of circumstances, I've never seen anyone unhappy with anything but having to sell.

D: Last minute travelers... Or people expecting to book a room 1 or 2 weeks out!

DVC doesn't report the initial credit application or mortgage to credit reporting agencies.

But a foreclosure action or deed in lieu of foreclosure would certainly come to their attention. If DVC lost money because the owner was upside down with their loan and couldn't pay off the mortgage, there might also be a lein or judgement for the deficiency balance.

For that matter, the original mortgage could also show up (even without DVC making any report) if anyone bothered to check. All that stuff is public record in Florida, and public records checks are a normal part of credit file updating.

I agree. People say "what's going on that there's no empty rooms?". Like unless it's a major holiday, there should always be empty rooms.

And those are the ones who start threads "I can't get a room" and make it sound like they called at 7 months or maybe 6 months, but once the thread gets going they finally spit it out they called 2-3 weeks out.

C. Bad planners. But that wouldn't include any of us DISers would it? ;) If anything I need to join over-planners anonymous.

Jim's D and the E. Above probably constitutes most of the dissatisfied, IMHO. Followed by poor planners, including those that repeatedly forget to bank points.

I would agree with "C" as well.

I am almost going crazy waiting for my 7 month window to open. I shouldn't have a problem, I want OKW at the end of Sept. but am flexible.

Bad planners. I know people who've gone to Disney and complained about the trip because of waits or transportation or whatever, but they didn't do their homework before their trip either and wound up missing quite a bit. DH and I had our plans change huge and we had to cancel our THV in August and were stuck with over 200 points that had to be used or we would lose them. We called, hoping to get BWV less than 6 months out and not only did we get it, we got our BW view also. However, we'd have stayed at SSR if it wouldn't have been available. People who over extend themselves have no one to blame but themselves. We waited 3 years to buy DVC so that we didn't put ourselves in that position.

from our own expereinces & others who reported here.

guides..like the ones, where the person about throw the towel
in.

FWIW, in my experience, bad planners are just folks who don't like to plan. They usually will admit this and for them DVC is not a good fit but the can't planners who like to plan but work prevents them from doing so, who think "Oh i can stay at my deluxe villa still and get a deal" are going to end up the most frustrated. All the bad planners I know admit it, and are role with the punches type anyhow!
