Which development do you prefer?

We're looking at booking a house for a week this summer, and again over Thanksgiving. I have a DS 15, and DD 12, so we need at least 3 BR/3BA, but would really like a private pool w/spa too. Community pool/activities are not too important to us, but proximity to the parks is very important.

Please tell me pros and cons of these developments for us: Windsor Hills, Formosa Gardens, Rolling Hills, Emerald Ilse. How is driving to the parks from each of these? How are the quality of the homes?

We'll probably book privately. Any specific home recommendations would be welcome. Thanks.

I'm not as familiar with Rolling Hills, but all of the other three have similar locations, and are well-regarded.
 
Rolling Hills is beside Windsor Hills, a little older than the others but not much. It's not gated at all, not too big. No community facilities.
Formosa Gardens Estates has a code gate, huge high end homes, no community facilities. Similar size as Rolling Hills but homes are on bigger lots and very nice.
Emerald Island has a manned gate, community pool and club house with tiki bar, fitness room and some planned activities. It is big with lots of pool homes. Very nice subdivision and well cared for. There are up to 7 bedroom homes.
Windsor Hills is the newest of these. Has a manned gate. Huge community pool with water slide, mini theatre, fitness room, game room, sundry store. There are no planned activities. WH is the biggest of these also with lots of pool homes.
I've stayed at Em Is, WH and spent time with friends at FGEstates. They are all nice places. You won't go wrong with any.

In the same area there's also Oak Island Cove, Indian Creek, Windsor Palms, Acadia Estates, Sunset Lakes.

I am partial to Windsor Palms:)
 

if a private pool and spa is what you are looking for (house rental) my niece and her family stayed at the house below and loved it not sure if your dates are available but the family who owns this property is VERY NICE and the house is clean and has all you need for a lovely vacation. My niece states it took no longer tha 15 minutes to get to the parks and was an easy drive.

Now all that said I know WH is very close to all that is WDW we have stayed there in a 2 bdrm condo I swear it took under 5 minutes to get to AK and about 12 minutes tops to MK both Epcot and DHS were under 10 minutes.

so I also added a link to a gentleman who rents condos and Townhomes at WH but only does sat-sat rentals.
