When to start looking for resale contract?

I would like to buy a 50-100 point resale contract at BWV with the hopes of first using the contract for a stay in July of 2015. This contract will be solely for the purpose of what we hope to be a 3-4 night yearly anniversary trip. My question is, for those that have bought such a contract (the low point high demand contracts), how long did you scope out the resale sites before finding what you wanted. If you never found what you wanted, how long did you look before giving up or compromising on your resale purchase (ie. bought a different resort, more/less points than originally desired, or bought direct instead).

I'd start looking right now and get your name on the brokers' list. That sized BWV is very hard to come by and they sell quickly.

I've been look at 100pt for BLT for a few months. The good ones with points and reasonable price go fast.

July's not a popular DVC month, so you maybe able to get away without 11mon (unless you want the standard room). So 11mon gets you to Aug 2014. Assuming 3mon from accepted offer to points, you'd need an offer by end of April. That's also assuming the contract you buy has points ready to use!

If you start now, you'd have more options like buying a contract with no 2013 points.

I have a 50 point contract at BWV. When I knew exactly what I wanted and was ready to buy, I stalked all the four major resales websites daily. I refreshed the BWV webpage often, and I called immediately when a good contract appeared and paid asking price. I think the key to getting those small contracts is just chance that you looked at the website at the right time and called immediately.
 

You're lucky that you have time on your side. We purchased at BWV a couple of years ago. I have been regularly watching the resale market ever since. Recently we decided we wanted to seriously look for a 100 AKV contract to purchase by the end of the year. I was not optimistic given what I had been seeing - then, on a Sat. morning - literally 15 minutes after I first checked the TSS listings - for some reason I went back and looked again. I couldn't believe it - there were 2 identical contracts listed. I called immediately. I was told someone would call me back but I asked to wait on hold. Waited a couple of minutes and when I got the sales person I was told 1 was already gone. I immediately said I wanted the other contract (I didn't want to negotiate, the price with banked points was better than what I was willing to pay) It is in ROFR now. The sales person told me that the seller called late Friday so they didn't get listed until Sat. morning.
My point; watch as much as you can so you can grab a contract fast if you are happy with it - and second, be assertive, wait on hold. If you wait for someone to call you back, it will probably be gone by the time they call you back.

Thanks for this advice. I wouldn't have really thought about waiting on hold, but i will for sure if i find a contact i want. Good luck with rofr!

I think we've been on the hunt for the same contracts! I offered on four TSS contracts this past weekend and didn't get any of them. Each time I was either outbid or the listing had just sold. I called the moment TSS opend on Saturday and Sunday. Have an offer in with Fidelity now. We'll see if it takes. Anxious to add about 160 points. I knew that we wanted 50-70 points with a Feb UY at HHI. I tried the resale route, but I was too slow for the first 2-3 contracts that came up and fit the bill. In January 2011, I called my guide and bought 50 points direct. I received the 2010 points the next day and called to bank them...3 days before they expired:banana:. Since we did not have a HHI trip planned until 2013 and I had 100 points coming for 2011, I used them for a F&W trip that fall with my DSiL.

We ended up paying $80/point with no closing costs and no MF's on the 2010 points that we received, for a total cost of $4000. I still look at resales and I have seen only a small amount (probably less than 5) contracts with a Feb UY at HHI that would have fallen into our point range. I figure that *if* I'd found a 50-pointer with current points for $55/point, I would have paid about $3175 including closing costs. Some would say I overpaid because I spent an extra $825. I don't see it that way because that resale contract was only a theory. It didn't exist. The way I look at it is that I spent the extra $825 and enjoyed 2 nights in a LV studio at BLT followed by 3 nights in a std 1BR at BWV for F&W festival:love:. Those nights cost me 106 points which I would not have had if I had waited for a resale.

Good luck in your search and, as others have already said, be ready to pull the trigger when that contract comes up. It won't be there for long and you will not have time to second-guess your decision.
 
IMO, I would start looking ASAP. I was in the market & purchased a low point point BWV contract in the last few months. I saw about 4- 100 point contracts in the last 2 months (2 loaded & 2 without 2013 points). All sold very fast, most almost immediately. I saw around 5 -50 points contracts. Those sold faster & the few 25-30 point contracts sold before you could even pick up the phone to make an offer! I stalked 3 of the major broker websites. I did not check out Fidelity- although they have a bigger selection & seem to have the best deals, I don't have the patience for the slow service I hear about. I offered asking price on the contract I bought literally the second it showed up on the broker's site. Good luck !!
