What's the Next DVC Property?

Lets make an assumption that Poly II is part of Poly I. Most probably will be with me that the sales will be very positive. Soooo, what is the possibility that they rush a BLT II. By the time it would be ready the remaining years would be right around 39 years if added to BLT I. Would Disney try to sell a new building with a 39 year contract? Wow, the Dis boards would explode. Let the games begin.

I think at that point it would be a new association. My bad, you are correct--probably closer to 34 years, yikes even worse than I originally thought
 
I mentioned this a couple places and don't seem to get any notice, but I still think they will tear down Aruba at CBR and add some kind of rooms on to RIV. CBR is usually the last moderate booked and Aruba is just too close to the skyliner, it's prime property and is currently a moderate.

I like CBR also. On a practical note, I like walking around the lake and having that space to explore. On a mental note (and this is just me because I'm a weird history prof), it tickles me that the European-themed resort is across the lake from the Caribbean-themed one. The Atlantic world in minuscule and Disneyfied 🤣

I don't think that's true anymore. The Skyliner is a big draw and Gran Destino added a big pile of inventory to Coronado Springs.

The CBR rooms are badly in need of a refurb though, even though they got one fairly recently. The common areas of the resort are looking gorgeous these days but the rooms are beat to heck.

Thank you for your service! I have wondered what is happening in recent years as students come to college with such limited knowledge of geography (though there are the impressive few that still know their basics)... glad to know there are still Geo teachers out there.

And I've thought something similar with world showcase 😅

I have no data, but I would be surprised if CBR is last to get booked precisely because I would think the Skyliner is a big draw. The one room type I do often see available is the pirate-themed rooms. Hopefully they all get refurbished soon.

It is a draw, but the Port Orleans resorts are always the first two moderates to fill. CBR is similar to CSR, but the new tower is very popular there. I think where CBR suffers is that if people want the skyliner on cash, then POP or AOA may be their first choice.

Talking to my cast member friends, the "space available" discounts are most plentiful at CSR tower rooms, POR Royal Rooms, and CBR Pirate Rooms. People don't like to pay any upcharges on their room category. People like Gran Destino, but most of them aren't willing to pay extra for it.

I think where CBR suffers is that if people want the skyliner on cash, then POP or AOA may be their first choice.
Skyliner from POP or AOA is nowhere near the levels of convenience of CBR. I'd argue that "people will learn this in time," but people still seem to think that the Monorail is a convenient way to get to Epcot from the Contemporary (it isn't).

I agree with you on this, but I think here, most are voting with their wallet (especially in terms of POP).

I think on CBR, it's really just Aruba that I think they could eventually touch, since it is so close to the RIV skyliner station (some rooms there are closer to it than the rooms at RIV). It is just now a good real estate location.

The location is great depending on how much stock you put in Disney's level of disappointment with RIV sales in the first place. They might not be eager to try to sell another couple million RIV points.
 
I see the opening price point on VGF2 as a declaration of war against resale. That combined with the special incentives they have been featuring on sold out resorts the past few months tells me that their strategy for the foreseeable future is to focus on selling what they have and taking more market share from resale. They seem to specifically be interested in taking the sale of large contracts away from the resale market, and perhaps are content to let resale keep flipping smaller point contracts. The direct incentives get particularly good as you buy more points. They've also increased the points needed for the blue card to 150 rather quickly over the past two years, again going for the bigger spenders.

They converted new rooms at VGF because they had trouble selling those rooms for cash rates. It's a win for them to make a quick buck and also shift the cost of maintaining the property to DVC owners. I don't necessarily think it will be something they focus on long term, unless they continue to have trouble selling rooms for cash.

My speculative vote for a new DVC property is either a Poly tower (yes, please!) or a new BLT2. Yacht Club will only be on the table in conventions die off over the next decade as a result of all the changes we have gone through with Covid. Time will tell on that one.
Think resale is DVC's salvation. Getting out of a timeshare with something in return in my pocket is the only reason I bought 10 contracts (all within the last 1 1/2 years.) Just prepping for retirement. That "cut off your nose to spite your face" does backfire. If it were my first contract, I'd only be buying OKW sub 120 a point, assuming I could get one. I like my 2 OKW 2042. As long as there is Disney, I can rent them out. Even with 1 year left, the rooms will rent.
