What's the Next DVC Property?

Not really if they add on to club level which is always in high demand.

Make all standard views club level key access and leave all savanna views out of club level.

Club level doesn't need to be a floor but simply a key that opens the club lounge.

Also long term Disney doesn't have to pay for Club Level it would be done through MFs on AKV owners anyways.
CL has capacity issues though. You can't just add CL rooms but not add a new club. At some point the club is just too small to handle the number of guest that would be there. We stayed at BWI last November for the Wine and Dine 1/2 Marathon on the club level and found it fairly full most of the time (and extremely underwhelming compared to most other club levels we have stayed at outside WDW).
 
I don't know whether it will be the next DVC but I find it curious Disney would spend a lot of money re-routing Floridian Way (which is a straight road) to expand the land parcel next to Magic Kingdom.

I've seen rumors it may be future park expansion and possibly include a Frozen area, but I think Floridian Way was also just very congested in that area.

But, it's pretty much common knowledge at this point that plans were drawn up for a Poly tower on at least one occasion. They keep circling around on the idea, and I also wouldn't be surprised if the time is finally right to strike.

It would just make sense. The original artwork for the resort had a pyramid tower and it keeps getting reconsidered. I just don't know if it will happen under Chapek.

Except it's a replacement.

If they flip AKL to DVC they would take over Club level as well. At which point they could change which rooms qualify. They change those to "bad" view rooms, put a premium on them for being club. Flip side you take rooms that would have been club under cash and turn them in to savanna.

I’ve never been to CL at AK. Are the rooms in there own separate area there? BWI for instance has a club “wing” to the hotel. I just didn’t know if Jambo was the same.
 

Poly just flipped the cash longhouses into the Moana theming, and it took forever. I wonder if it was able to fix the noise issue? I know I wouldn't be too happy with paying cash prices for a hotel as noisy as Poly. Poly is really an old hotel and it shows.

Seems like Poly tower should be new and shiny for cash and concierge. And then give an old, bad view longhouse to DVC.
 
Personally, although some would love AK, I just don't see much of a need. It's usually available even at 7 or fewer months, save for the super in demand rooms. I think demand wise Yacht Club would make more sense since it's generally a lot harder to get in to BCV. I doubt they'd tie a Yacht Club contract in with the BCV one though, since it expires in 2042, until/unless they decide how they're handling that.

As someone else said though, I think nothing will be happening anytime soon.
 
Interesting thread. I think people would love to see 1 and 2 bedrooms at Poly and more studios at CC. Easy add to current associations but I wouldn’t put money on it as they just renovated both hotels.

I heard a rumor a few years ago that they were planning on putting Skyliner in to AK. I never heard any more about it so who knows? That plus another floor of rooms at Jambo would be attractive to a lot of people though.

It’s a shame all that money was put into design and early prep work on Reflections. I think it may still happen someday.
 
They could, but it would be messy and confusing.

Poly #2 - High demand, new construction, recycle original DVC tower design, could use same association, reclaim prime real estate from Luau area, offer 1 and 2 bedroom lock-offs, 2066 expiration; food (Capt Cook's, O'Hana, Kona, Pineapple Lanai, Tambu Lounge, Trader Sam's, Oasis Bar, Kona Island) and transportation (Monorail, Buses, Walk to TTC, Boat) options are adequate; $$$$

This is what I thought DVC would have done before Poly1 was designed and constructed, and the plan that I was ready to buy into. 8 or more stories up and you'd be able to look across 7 Seas Lagoon right at Cinderella's Castle. I can see a deluxe restaurant on the top floor, with nightly fireworks viewing, being the hottest spot on property. One aspect of this plan is that the new tower is going to have to have its own pool. The current Poly pool is already over crowded, and adding another 100 villas isn't going to work. Architecturally, I think they can recycle the "look", and a smaller version of the footprint, of Aulani and have a winner.

Oh and Disney just rebuilt and expanded the Polynesian monorail platform. Why?

Anyway I would bet real money that it will be Polynesian, and not a conversion, but a new build, approximately where the Luau was.
Did you ever look at the monorail platform there. It was old. The other side of the platform that could be used for the direct MK monorail was absolutely awful. The wood decking appeared to be unsafe to even walk on. I cannot imagine if the monorail had to do an emergency stop there walking on that platform. Could the have just put down new decking, of course they could have. But the structure was wood and was 50 years old. All the monorails have 6 cars. All the stations are set up for 6 cars. They cannot add more cars without redoing all the stations.

Yep, definitely need more pool capacity at Poly! Don’t know if they would bother though.

They wanted too, but didn't know how well Poly was going to sell. If you look back at 2015, it was the first of the flips and they charged a huge premium for it at the time at $160 per point (a full $15 points higher than new build Grand Floridian a few years earlier). People, here, and elsewhere thought that was crazy and it wouldn't sell.

Boy have Skyliner rumors been quiet lately, and that seems like something that would be in play with the post-Covid issues getting bus drivers. I would guess Skyliner expands before any big construction, like a new hotel.

Just my wild speculation, and the assumption that Disney isn't adding Disney Springs on purpose, I'd guess the Skyliner would go Coronado and Blizzard Beach next. Coronado is huge, and that would take a lot of bus pressure off.

Coronado doesn't really have a convenient wing for DVC to take, like CB did. They could build out there, plenty of room, but that would be long term. I mean, RIV is practically sharing a Skyliner stop with CB now, so a shared stop makes sense. Coronado 2 + skyliner makes sense to me as a DVC expansion, but not for many years.

I was looking a google maps and the only logical path I can see to include akl into skyliner system

Build new station at Hollywood. Current one would need to be shut down to add new line so might as well build new station

disney would then have two route options On way to akl

1 up to grand destino
2 blizzard beach

route 1 seems like the smarter routing

They are "grouped together" but at AKL the Club Lounge is overlooking the lobby and not in the middle of all the rooms. The only difference is I think all rooms are on the same level as the Club Lounge where as if they readjusted which rooms were Club you might need to take an elevator from the 5th or 4th floor rooms up to the Lounge.

It has more to do with what Disney can flip and make money off of that they are not fully making money off of today.

With Yacht Club I think they would wait for Riviera to sell out first or at least be on its last leg of selling so you are looking out at like 2026/27 area.

Additionally if you are going to flip AKL you really need to do it soon before the contract becomes too short to get the premium they want in volume.
 
I think DVC will surprise us with a new, excitingly designed resort on the old Reflections site. We’re all just assuming that it will be another cheap refurb, but I don’t think they can get away with it anyplace other than VGF. That would require VGF selling out fast, though, and all the excitement jump starting sales at Riviera too.
No one expected Disneyland Forward when it was announced. Don’t underestimate their ability to surprise us.

Cotino totally was out of left field too. I love it when they shock us with something fun and unexpected.
