What's the Next DVC Property?

Now that VGF2 is ready to do a quick flip and sell out, what's next in Florida? Disney has no permits for a big construction project, like the project formerly known as Reflections.

Do we expect a cheap flip? An off-site resort? Bungalows somewhere?
 

Why not just go bananas and keep flipping. Turn all of Wilderness Lodge DVC. Whole wing adding resort studios along with the club level to CCV.

They're not going to flip cash rooms they have no trouble selling. (I have no idea which cash rooms they do or do not have trouble selling.)

Here's an idea. Rip out a few sections of Port Orleans Riverside and throw up another tower a la Gran Destino and Riviera.
 
DVC has about 6 million points to sell in Riviera and Grand Floridian, millions more in Aulani, Disneyland Hotel a year away and control over a constant flow of ROFR. Even though VGF will likely propel sales higher than the 100-120K they've been averaging over the past year, they're a long way from actually "needing" another resort.

Meanwhile I'm sure Disney will be watching hotel occupancy carefully now that the effects of the pandemic are diminishing. In 2018, hotel business was strong enough to warrant the addition of 600 new deluxe rooms (Reflections.) Then things changed.

They have time to weigh whether or not a hotel vacancy issue exists going forward. Day One Grand Floridian sales tell them nothing about where things will stand in 3 months, 6 months and beyond.

(Some/many?) People hate Riviera and WDW people aren't going to be lining up to buy Aulani or Disneyland. They need something behind VGF to sell on the East Coast.
