Whats the best way to start?

Using points to cruise is one of those sales pitch items that sounds great. The actual points charts to cruise - which increase annually, unlike DVC accommodation points charts - are a harsh reality.

The thousands more you would pay for the privilege of overpaying for a cruise using points might go a long way to paying outright for a cruise. There are also trade programs that allow you to trade resale points for cruises.
 
I just finished listening to the latest "My DVC Points" podcast. There are some great direct DVC discounts if you are a golfer. That's second only to the AP Gold discount IMHO.
 

Look at page 4 in this thread (posted link below). I just today posted the direct buy in value added to 2020 annual dues right now so you will see what the best deal is to buy. And then I added another post calculating the price of a studio at each resort based on the buy in value with dues. So you will see what the cost is to stay 1st week of Oct in a studio based on buying direct now.

We are thinking copper creek and boardwalk. We are looking 100 contracts for those resorts giving us 150 total. How far does 150 go at copper creek and boardwalk around January?
It’s not a bad strategy. You’ll get the points you want at your favorite resorts and should have enough to book 11 months out.

But you might want to consider that Boardwalk only has 24yrs left and Copper Creek has 48yrs left. So when Boardwalk expires, you’ll only have 50 direct points and you’ll lose the perks. Since the perks and ability to book at future resorts are the main benefit, I would buy my 100 direct at Copper Creek and then add a small 50 Copper Creek resale and 150 resale at Boardwalk. This gets you to the same place, but you keep the direct points longer and all the benefits associated with them.
 
I think the piece of resale vs. direct that I consider more of a consideration for a new buyer is the new resorts. Resale points are only eligible for the L14 so Rivera and any future resorts. How important will that be?

if you own both direct and resale points, some of what you own will be eligible. if you go all resale, none will.

In terms of cruises, the value is not really there and you can rent points and pay cash for less, Although, you Have to be willing to do that.

In terms of perks, the AP discount is the one that really makes a possible direct purchase worth buying those 100 points because one can always buy a regularly priced AP get Food and merchandise discounts.

Thank you for all the information! What I am seeing is making me rethink buying direct. RIV isn't wowing me enough yet to buy so I may not even want to stay. Maybe I was thinking direct due to still being on a Disney high from vacation and the salesman.
 
Any problems booking because of it being a resale, different treatment from staff or problems buying resale from a site?

1. You are buying a real estate interest. You have the same booking rights at your home resort as any other owner, and you have 7 month rights at all 14 members of BVT (the condo association) as of early 2019. Yopu only will be restricted from booking at new entrants to the association, who are entering on different contract terms.

2. Disney cannot treat resale owners differently as far as the real estate interest is concerned.

3. Staff at resorts can't see and don't care how you bought your points.
 
Lots of others to talk about resale vs direct. If you do buy direct and you want CCV and BWV both long term then buy the CCV direct. If you are going to pay more for the direct benefits you might as well get them for the longest period possible.

So, I'm only a resale member. I wish I could've purchased sooner and been grandfathered in to some of the benefits, but financially it wasn't the right time. The only perk I wish I had was the AP pass discounts, but it would take a lot of passes to justify the extra cost. I actually have two trips planned in the coming year and neither trip overlaps with a moonlight magic event. My Feb trip is just a few days off, but by the time the dates were announced, there would have been no availability to move my trip if I did qualify for the perk. For me the price savings buying resale was worth missing out on the benefits especially since they are not guaranteed to be around 20 years from now.

That said, if you want to get the direct benefits, I'd stick to just one contract at a resort with a lot of years left.

ANd based on the calculations I came up with today (if you look at my post above and go to link)...taking total points for life of contact and total buy in price (price per point times number of points bought) and then adding to annual dues...CCV is a top deal (SSR is the best...direct and as it turns out also resale based on average going price) and BWV and BCV are the worst deals. So I'd buy most points at CCV and can buy direct or resale. I'd only ever buy direct if I wanted the annual pass DVC pricing. All other stuff is minor. ANd we have resale and direct and have never been treated any differently with our resales...we actually owned only resale for 8 years and never had any issues or felt any less of a member. And, myself, if I were just buying in today I would go SSR. It comes out on top in any calculations. Admittedly, though, we really like staying at SSR and being near DS with 3 college kiddos or even just DH and I (we all like to drink, eat and shop).
