thanks

It's just a paper work thing to keep the lawyers happy. Your paper work should specify that you own .XXXX% of unit so and so. This for all practical purposes is usless information as far as I can tell.

It's the actual physical property that your deed is recorded for. That's the actual piece of the magic that you truly own. The chances of you ever staying there of course are small.

Legally what you buy is a real estate interest in a particular piece of the resort. The resort is broken down into "units" and "vacation homes." Vacation Homes are what we all think of as the rooms themselves. A unit is actually a group of vacation homes. At OKW, each building is a unit. At BWV there are 383 vacation homes (rooms) but only 125 units (with anywhere from 1 to 8 rooms in each unit). Do not know how many units BCV will have but it has about 205 "vacation homes." They sell each resort on a rolling unit basis; some units get dedicated to DVC and as those get close to selling out, additional units get dedicated, etc., until the resort is sold out.

Thus, your contract and deed will show that you have bought a certain percentage interest in a "unit." Now for all practicable purposes, you can forget about what you actually own. You also have your "points" which represent your ownership interest. For anything having to do with reservations those are the only things of importance. The system is structured so that you can stay in any room at any time of the year using your points regardless of what "unit" you own. In fact, actually staying in one of the rooms in the unit you own would be mere happenstance. The only time what you actually own will take on any importance again is when you decide to sell or transfer your real estate interest, in which case you will legally sell or transfer that percentage interest in the particular unit that you own.

Your question has already been answered but I wanted to let you know I was clueless about the Unit's too!

Thanks for asking this question fflmaster, you remember what they used to tell us in school, "Don't be afraid to ask a question, there are probably others who don't know the answer either". I'm with you Laurabearz. I always wondered what the details were, thanks for the explanation drusba.
