Perfect guidelines. People try to blanket state what is best and it doesnt work like that. I feel like im having this conversation in multiple threadsCan you book between 7 to 11 months? Buy where you want to stay that you can buy by your preferred method (resale or direct).
Do you have to book at less than 7 months? Buy the cheapest combination of points and dues you can. Generally Saratoga wins this.
General guidelines for WDW DVC buyers: buying direct? Consider Polynesian. Buying resale: wherever you want. But research resale restrictions first.
Buying west coast: tough call. You have to research this and determine what works best for you. Aulani? Buy resale with a subsidized dues contract if possible. Buying at Disneyland? Research the heck out of Villas at Disneyland Hotel and Grand Californian Villas; there are some major differences (restrictions, point charts and transient occupancy tax, plus point value costs), and they could greatly affect your choice of location, whether you want to buy direct or resale, and how you wish to go about this.
People want to justify their purchases as it being worth it financially, but DVC is just as emotional as financial. I find the ultimate combo to be the buy where you want to stay contract and then the SAP contract to maximize value and be happy.
