WH vs Rolling Hills (complicated question!)

So we've narrowed it down to 2 homes for our July 19-26 trip. Help me decide!!

house 1: 4bd with 2 kings and 2 twins, pool with hot tub in WH, not available for our arrival night (flight lands around 8pm) so we'd have to get a hotel for 1 night. I'd be ok with this if we could find one that wold give us pool privledges for our checkout day (so we could hang out until the villa checkin time). They quoted us $1045 for the 20-26th and emailed again today saying they'd work on the price if that was holding us back, our week is their last july opening and they're looking to fill it.

house 2: also a 4 bd, pool but no spa, says you can see the DW fireworks from the pool, is available for our entire stay, would be $1050 total, is located in Rolling Hills Formosa Gardens. Isn't listed on VRBO so we don't have any reviews to go on but the owners verbally wrote they'd give us a full refund if we weren't happy.

Bottom line is we could probably get house 1 down to where the total plus a hotel equal the cost of house 2. Is WH that much nicer that we should be inconvenienced with moving after 1 night from a hotel to the villa?
 
WH is definitely much nicer. I believe that you can ask the owner to allow you to enter WH early on your check in date and use the community facilities. You just won't be able to access the house until the owner's check in time. This might alleviate your hotel dilemma.
 
This is so funny but we've actually stayed in that house in Windsor Hills! We took a two week trip with my inlaws in 2010 and we stayed there. It's a great house and the owners were super nice. The only problem that we had was that the ac went out but they had someone right out to fix it. Everybody had their own bath and bedroom and the pool was fantastic.

We need a hotel if we go with the WH house b/c our flight lands Sat night and it's not available until Sun.
 
Have you read any of the reviews from other homes in rolling hills? I thought rolling hills looked very nice but we stayed at Indian creek and were happy with it.

You could stay in a hotel the first night, go to a park the next day and stay till 5 or so then check in to your house in WH. Don't know if it matters to you or not but WH has a manned gate and a community pool, clubhouse, theater, fitness room etc and Rolling Hills has none of the above. Sorry just noticed that you've stayed at WH before.
What ParkHopperFan meant was that if the WH owner gave permission you may be able to get signed in at the gate early and then just use the clubhouse/pool until it's time to check into your house.

There's a hotel in the orlando airport. It's a Marriott or Hilton or something akin. I'd recommend that and then go to Windsor Hills the next day. You could rent your car the morning after your flight lands.

Is staying ( & unpacking ) in a hotel for first night at a cost worth it.. NO

Just because you see no reviews would THAT make you really turn it down ?

We are going with option 2. Option 1 is only able to get down to $1000....it makes no sense to spend more on that house plus a hotel compared to the cost of house 2. Thanks for the input everyone!
