Hi all,

We have just purchased and are looking to make reservations for the T-giving week. Yes. We understand this is a busy time and not a lot is left over. However, we do have a question: How is it that there is no availability at SSR for a studio/1 BR for that week, but a studio shows available for that entire week on the regular Disney website? Is this the whole inventory/non-inventory thing?

Yes, it's the whole inventory/non-inventory thing. Disney CRO has some DVC rooms available that are out of the DVC pool, so to speak. They are two separate inventories, so you might very well be able to book what you need using cash from CRO, while the DVC units are all booked with owners staying on points. Sort of difficult to get used to the idea that what you want is so near, yet so far, isn't it?!!

Go ahead and get on a waitlist for what you want - it often comes through, and pretty quickly, too. Hope you have a great trip!!
 
Disney has some DVC resort units avaiable for rental for several reasons.

At SSR these may be building that are scheduled for completion, but not yet available for DVC sales...buildings must be "declared" part of DVC as they are finished.

DVC rooms are also turned over for cash ressie if a member uses points to trade to a non-DVC location...in theory, they reserve a DVC room then trade it, so the room is technically reserved on points, but is sold for cash to recoup the cost of the trade.

Disney retains about 4% ownership in DVC building for maintenance purposed. If no maintenance is planned at a particular time, those units are made available for cash through Disney.

Any unit available for points that is not reserved 60 days out is also turned over to Disney for cash rental. These units can sometimes be "pulled back" by member services and used for point ressies, if they are not already reserved for cash.
 
Not all of the rooms at SSR belong to the members yet. Unsold rooms (still owned by the Developer) are rented out for cash.

The inventory of rooms available for cash is completely separate from the rooms available for points. It is not uncommon for rooms to be available for cash and not for points as well as vice versa.

For the sold out resorts, rooms can still be available for cash - the largest share of the "cash" rooms come from members who opt to use their points for one of the no-DVC options. For example, members often use their points to take a cruise or perhaps to stay at the GF or AKL. DVC rents out the equivalent number of DVC room nights to pay for the member's non-DVC choice.

There are a few other ways for DVC rooms to move to the cash inventory, but the "trade out" option described above accounts for the vast majority of them (for the sold out resorts). I think most SSR cash availablility comes from Developer inventory right now.

In this case, I'd expect that any cash inventory available is from points used by DVC members for any of the non-DVC options (like the cruise, other WDW or DL resorts, Concierge Collection, etc). All of the first 12 buildings are already open and all have been declared into DVC inventory. There is one of the Phase III buildings apparently scheduled to open in December and even that has, at least partially, been added to the member inventory since sales have begun for that building.

As noted, any villas completed but not yet added to the member inventory could be rented for cash- but it doesn't sound like any of the remaining buildings will be open by Thanksgiving.

This is a very misunderstood component of the DVC program and it does cause a lot of confusion for members frustrated when they cannot make a reservation thru MS using points and yet can see cash reservations available for the same dates. Basically, the rooms have already been reserved with points "turned in" by members using them for some of the other options available.

You might want to see if your guide is able to worl some "magic" for you. In the past some new members have been assisted by their guides to find an otherwise difficult-to-find reservation. It sure can't hurt to try!
