OK GUYS, for those of you that think coral cay is gonna be great and wonderful and you're so pumped about all inclusive, beware.

I live here NOW and our power(AND WATER) has been turned off THREE times due to the bill not being paid. it was turned off yesterday between 8:15am-9:15am. I went to the office at 9:30 and said something. Anthony said he'd take care of it, i left my number since i had to work yesterday.

hours later, one of my roomies went back to get an update and she was told that the owners of our townhome didn't have the money to pay for it, and if we wanted our power back on, then we'd have to pay it ourselves, and it'd be $314. we really had no choice in the matter so at about 3 or so one of the girls calls the company to pay it and since it was after 2pm it cost $375! so she paid it and a few hours later they came out. this bill was due on APRIL 29 , and the next one is due on May 22, but hasn't been paid yet.

we also paid rent a month ago, and 3 of our 4 rent checks still haven't been cashed and rent is due again for us now. hell no we're not paying till we negotiate a new rate

we have to get the electric/water in our names, and our cable internet and phone is already in our names due to a similar problem with 2 of the girls moved in a year ago.

the management is really bad and inexperienced and not very helpful so beware before you move in.((also, the clubhouse is pretty much permanently closed because no one's paid the bill on it, and the pool has duck poop in it)

My boyfriend lived there during his professional internship last June-January and he experienced a lot of problems as well. It also took him a looong time to get his security deposit back. It was a pain! Beware living at CC!!!

Just a heads up, several of your allegations are in direct violation of Floridian Law, particularly several sections of the Florida Residential Landlord and Tenant Act.

Florida Statues § 83.51(2)(a) (2008). said:
Unless otherwise agreed in writing, in addition to the requirements of subsection (1), the landlord of a dwelling unit other than a single-family home or duplex shall, at all times during the tenancy, make reasonable provisions for:

1. The extermination of rats, mice, roaches, ants, wood-destroying organisms, and bedbugs. When vacation of the premises is required for such extermination, the landlord shall not be liable for damages but shall abate the rent. The tenant shall be required to temporarily vacate the premises for a period of time not to exceed 4 days, on 7 days' written notice, if necessary, for extermination pursuant to this subparagraph.

2. Locks and keys.

3. The clean and safe condition of common areas.

4. Garbage removal and outside receptacles therefor.

5. Functioning facilities for heat during winter, running water, and hot water.

Florida Statues § 83.67(1) (2008). said:
A landlord of any dwelling unit governed by this part shall not cause, directly or indirectly, the termination or interruption of any utility service furnished the tenant, including, but not limited to, water, heat, light, electricity, gas, elevator, garbage collection, or refrigeration, whether or not the utility service is under the control of, or payment is made by, the landlord.

If this is really the case, you may want to contact a Legal Professional and/or local authorities in the City of Kissimmee or Osceola County.

Word.

I lived in Coral Cay from June-January and we had countless problems.

Our utilities got shut off/stopped working several times. We were told that we would just have to pay for electric in terms of utilities. But the utility company combines electric and water - so paying that bill was always a huge hassle. We didn't have cable when we first moved in - it took over a month to finally get it squared away. Our internet would stop working for days at a time. It got so bad that I had to buy a Internet USB thing from AT&T. The neighborhood is sketchy. The security is laughable (as is the "secure" gate).

Our unit actually went into foreclosure while we were living there. We got served with papers and everything.

well i plan to march up to the office whenever i please and let them know our "lease" is on our terms, and we'll be paying what we want, and if they aren't in argreeance, we'll take them to court.

well. . .coral cay is currently having trash issues. . .there were vultures there this morning. . .and that truck is pretty much blocking the dump trucks way. . .and it's been this way for a while now. . .

Oh, Laura! I am so sorry you are having to live like that...completely unacceptable. If the checks haven't been cashed yet, can you put a hold on them and at least rescue some of your funds? I can't imagine that ANY judge would hold you to a lease in conditions like this.

Oh my! We had the same issues when I lived there last year. It smelled absolutely putrid! And those turkey vultures don't mess around haha.

oh we cancelled our checks for april. . .and aren't gonna bother paying anymore. . .just gonna pay utilities till they say something

Gosh I hope that things turn out in your favor!

how much longer is your lease?

july, but obviously we could be released from it according to the florida statute for residential tenancies. . .also, my CP is till aug 7, and my boyfriend is here till the 14th, AND one of my roomies needs to stay till at least then b/c she's in ENCORE. . .so we're just gonna try hanging out and paying utilities till august i guess
