waiting for the right resale contract is so hard!!

Now that my dh and I have decided on which DVC resort we like, the amount of points we need and how we're going to pay for it I want to buy it NOW!!! But we decided that it's best if we just wait until the right contract comes along and not compromise (Beach Club Villa's, ~130 points, hopefully availiable for use in early 2007). It makes sense, but it's so hard waiting!!! I want to be a DVC owner now!!!! I'm probably driving Jerry at the timeshare store nuts with all my phone calls :blush:
Anybody else in this position??!!!

No, I'm not in your position, we're members. Recently I've seen many BCV come to market stripped of points. If it were me, I would try to buy from Disney. Yes, it means a wait, and 150 points, but if/when you get it you get all of the current years points. From what I've seen recently, (and again, I may have missed some), I think direct would be a better buy.

maybe someone will back out on their purchase after signing their contract and some points will become available.
 
We have our contract :thumbsup2 , but at the time, it wasn't exactly what we thought we wanted. Once we decided to buy BCV, we were looking for 100 points with banked points and current points. What we ended up with was 170 points (-4) for the current year. There weren't many contracts to choose from, and those that ever showed up were gone pretty quickly.

And then, we thought we'd just bank the points and go in 2007, but we were so excited, we booked a trip for 2006, and borrowed from 2007 too, so now we are out of points until 2008! Sounds like we will have to add-on soon, but I'm waiting until we visit VWL over Thanksgiving first... :rolleyes:

My point is, we love our 170 points, even though we thought we only wanted 100. So you might end up pleasantly surprised if something comes along that is more or less what you want. Good luck!

We did consider buying right from Disney, but we knew that we would always want to be in the Beach Club/Epcot area (our favorite park). so we didn't think it made much sense to settle for SSR when it's not what we really want. Nothing against SSR, I have a friend that owns there and is very happy with it but it's more about the DVC location that we are looking for. I know you can reserve at other DVC's but we would be dissapointed if we had to wait 7 months prior to our trip to book at BCV and were shut out often. We also considered BWV which seem very nice as well, but we have always loved the Beach Club (stayed there for our honeymoon :lovestruc ) so that's what we're going to try and wait for.

But when you say, "yes, it means a wait and 150 points" what do you mean by that? I thought if you bought from Disney you could start using your points almost immediately?

I mean that if you call DVC and be firm and say that it's BCV and only BCV, they will put you on a waiting list for your points. There have been posts here of people willing to take any use year for BCV and getting the contract, maybe in a few months maybe in less time. You have to buy 150 or more points as your first contract direct from Disney.

Bobbi's giving you very good advice here. Call your guide and tell them you are not remotely interested in anything but BCV, and you'll buy it resale if they won't sell it to you.

BCV is a small resort, which means there are very few contracts available resale, and it's the hardest to get direct. But it's not impossible. So get on the list and wait -- there's not going to be much difference in price.

For resale at BCV, I would do the same thing I'd do if I wanted to buy a small contract. I'd call TTS and get on their "call list," telling them specifically what you are interested in. You'll get a call before the contract ever goes up on the website.

wow, I didn't know this was even a possibility. We are on the call list at the Timeshare store but I will certainly call James our guide at Disney and tell him what we are looking for so we can be on that list as well.

when i was looking at getting on the DVC wait list, they asked for a deposit...

do they still do that?
what %?
if they raise the price, do you get the wait list price or the price at closing?

I ask b/c I bought re-sale and I am now considering an add-on from DVC.
 
Expect to wait several months. I was on the list in May and could not wait and bought in July resale and cancelled my waitlist for BCV. BCV was the only resort that they did not have immediately.
 
If you look at this thread (last page), you will find what is going on with buying sold-out resorts direct from Disney.

You'll see some long waits for BCV, but if you read between the lines, I think you'll find that those are DVC members who are waiting for points in specific Use Years. If you're flexible on use year, your chances improve dramatically -- some BCV in a matter of days, others 2+ months.
 
One more thing, what is DVC licensed to sell in MA? For me, they are only licensed to sell SSR in my home state of WA. I would either have to go resale (which I have twice now) or make arrangements to buy when I'm at WDW.

Once you determine you can buy resorts other than SSR (since that's not where your heart is), I also think you should get your BCV pts. directly from Disney. The resale price is so high on those contracts that it's not really worth the frustration of waiting for the right one, then waiting for ROFR. BCV is the only resort this would apply to (IMHO!).

I agree with Bobbi also. We got on the DVC waiting list for BCV in March and had our 210 points in one month, although we bugged them every couple of days to find out the status. Get on the list, the cost is not that much different and it is a second alternative. Best decision we ever made. After our first trip to BCV as DVCers, we find that we are more anxious about returning soon that we have ever been in the 15 years as non-owners. Of course that may be a downside, becomimg DVC addicts!!! Is there a DVC AA group?

There is no deposit required at the time of entering the waitlist. They do take credit card information and inform you that when the ponts do become available they will charge your card a pre-determined amount to hold the points until you get the contracts and financial arrangements finalized. We bought 314 points and they requested 700.00 for the hold.

The points became available at BWV in a little over one week. I think some guides must be more aggressive than others because I've read about many people waiting and waiting. I think our guide knew 314 points for us= large commission check for him! :)
 
Well I took your advice Bobbi and I am on the DVC wait list for 150 points at BCV's!! yippee! And since the use year doesn't matter too much for us, our guide said that we would hopefully get a contract in a resonable amount of time (~a month??)

GREAT! FWIW, I think you are doing the right thing. You will find even a 150 point contract is small, so you wont regret having the "extra" 20 points.
