We are in the first planning phase of next years holiday. Although we have been to WDW 11 times we have never stayed in a villa.

Only the two of us will be going but would still like a villa with plenty of living space if we decide to go that route.

Can anyone suggest villas near to Disney?

Villas are great value for money, but there are thousands out there and you need to give some thought as to precisely what you want from it.

You say you want plenty of living space, but what do you have in mind? Do you want clean and functional or 5 star luxury? Do you want to be as close to Disney as possible? Are you happy with just a pool, or do you want a jacuzzi as well? Do you want a games room? Do you want Playstations, DVD players, PCs with internet access, state of the art TVs? Are you happy to back on to another villa, or do you prefer a lake or conservation area? Are you happy to book directly with the owner, or would you feel more comfortable booking through an agent?

Each time we go, we seem to add more to our list of 'must haves'. I have spent hundreds of hours searching the internet for villas and it seems that high spec smaller villas don't exist. Dh and I stayed in a 6 bedroom villa last May and 4 of us stayed in a 7 bedroom villa this January - quite a few unused bedrooms!

Its difficult to choose a villa, I am currently looking for one for 4 nights which makes it even worse, any I find are already booked or not prepared to commit to a 4 night rental at this point.
Like Deb says we too have a wish list, south facing etc and its a long list!.

What I want from the villa is, Luxury, near to Disney, pool. I am not too worried about size it is inevetable that we will have plenty spare bedrooms as there is only the two of going.
 
The key to finding a good villa is extensive searching on the internet.

I would recommend Indian Point and Cumbrian Lakes, both just off the 192 in Kissimmee and near restaurants, supermarkets etc and within easy reach of the I4 - 20 mins approx. to Disney/Universal.

Decide on what preferences you have, normally we have found the 4 bedroom villas are nicer.
Try and find one where the pool is private and not overlooked by other properties, a fence surround is ideal.
A South Facing pool means you get the sun all day.

Make sure the villa is reasonably new as the homes get so much stick from the weather they require a lot of looking after to keep them in prime condition.
The first time we booked one was a disaster and we ended up re-locating to another at Chatham Park after a week.
The villa was located in the Davenport area and 10 years old, we got there and was shocked to see the home was in need of severe re-furbishment, the interior was a disgrace and the pool area was so bad we couldn't use it for 3 days - devastating for us because our little boy is Autistic but loves water.
The owner's web site was years out of date and the information misleading.
Hence our extensive searching and our being fussy over the age of the property, it MUST be less than 3/4 years old.

Realise most home owner's are great , we just picked bad one.

There is nothing wrong with being fussy, after all it's you who is paying the money, ask plenty of questions, there are only 3 of us and most owners will offer price reductions if you ask for one based on the size of your party.

or simply do a search oon google for florida villas or similar there are hundreds of site out there-trust me I know .
The majority of communities are around 10-15 mins away from the parks so in thatvrespect there's not a lot of difference -you then have to decide what you ant on it -gated or not? clubhouse or not-cinemas etc most will have tennis and/or basketball- green area -childrens playground .the better the facilites the more the fees the owner pay so may be reflected in higher rental rates.
The age of the property in my mind is not important it is how the owner has kept it together that counts if a nowner is achieving good rates then they have the money to keep it up together and upgrade -this is where those owners who rent themselves rather than through an agent do better .

As for renting for 4 days -it will depend on the time of year -if it is peak holiday times them you may struggle as a lot of the homes will be booked but at other times you should be ok although you may be asked to pay for the cleaning charge and at a slightly higher daily rate than for a week


Make a list keep searching but be a bit flexible is my advice
