Just drove by the site yesterday. There are green construction fences up around the current villas that will be torn down, but it didn't look like they had started any demolition yet (at least not on the exteriors).
 
My DH and I checked out the BCV last Friday, and the guide there told us that the imagineers had just been there the day before and were working on the Disney Institute sight. She had no other info to share however. By the way, we loved the new layout for the two bedroom. We liked that you didn't have to walk through the living room to get to the second bedroom, much more user friendly for the sleeper sofa.

I don't know what unit you saw at the BCV, but we stayed in a 2 bedroom at BCV last month and the door to the second bedroom was adjacent to the balcony sliders.
 

Stinson, I can't remember the exact number, I had posted it before but can't do a search since it has been disabled. There is only a small number of rooms, I think it was 12 of the 2 bedrooms that had the 2nd bedoom door next to the balcony sliders. It was due to the place that the villa was, i.e. next to a storage closet or laundry room.
 
I was told by a vacation guide that the DVC resort to be built on the Disney Institute site was going to be based on a city theme. According to the guide, the resort would consist of high rise towers. In addition, he stated that Disney was constructing more cruiseships and would eventually have departures from the West Coast. I can't speak to the accuracy of these comments and am only passing on what was said to me. Take it for what its worth!

Although I like the feel of Port Orleans I don't go to Disney to stay in an urban location. If I want to have an urban vacation there are some really interesting real-world playgrounds out there...why go to Disney to do it?

I think a fishing village might be a neat approach tho'.
 
I agree with you that the concept of traveling to Disney to be in an urban setting is unappealing! Why not just stay at the Orlando World Center. Needless to say, I was skeptical on the accuracy of the vacation guides comments.
 
The unit being shown daily at the BCV is #108. It's a 2 bedroom lockoff with the door to the second bedroom in the foyer.
