VGF2 vs Riviera under March incentives

I find it interesting that someone who’s first choice is Riviera would buy in the midst of the initial crush of folks buying VGF. Have they released new incentives for Riv? If not why rush, after all Riviera has been for sale for 3 full years and is only 39% sold. VGF1, albeit a smaller resort, sold out in just under 2 years

The original phase of Grand Floridian has 2.52 million points. Riviera was actually outpacing it, selling 1.37 million points in just under a year. Then the pandemic hit.

The resale restrictions are real, and probably will depress values to some degree. My advice would be to break any purchase into 50-75 point contracts. Smaller contracts always have higher demand, and this could be even more true for riviera as more people would likely consider smaller contracts for use exclusively at that location.

It's popular to connect the restrictions to poor Riviera sales over the last 2 years. But it didn't hurt a bit in the first year. It's not fair to disregard literally two years of mask mandates, reduced Disney services, employment uncertainty, travel restrictions and now inflation. Plus DVC announcing VGF2 as far back as May 2021 has certainly hurt sales in the last 10 months as prospective buyers waited for more details on the alternative.
 

I think this has showed Disney that the restrictions matter to people. Especially if sales stay like this after 3 months. Will it be enough to change Disney's mind on the restrictions? I doubt it, but man would that be awesome.

I am not sure we can yet say that. I think DVD knew the restrictions were not popular with current owners, but among new buyers it was holding its own. I think in a few months, when those new buyers now have the choice and prices remain similar, it may lead to give us more info regarding them
 
Who do we think is the target audience for Grand Floridian Villas generally? What about Riviera?

I think the target audience, generally speaking, are the same: upscale WDW luxury. The only difference seems to be that DVC are pushing the nostalgia and history in their VGF marketing. The thing about the WDW audience is that they don't like new things. Until the new thing has been there long enough to become an old thing. Then it's beloved. Perhaps the market for VGF is more aspirational because it has an established presence at Disney.

VGF1 owner here, pretty sure I would add on at Riviera instead of VGF2. I think 100 points would be $196 right now with incentives. I do have slight addonitis but I think I'm on the sidelines for a little while now.

Why would you pick RIV right now? I’m trying to decide between adding on more at riv or buying vgf2 so I like all the input I can get!

We actually prefer VGF1 over Riviera slightly, we love the gondola access, and the rooms are really nice. I would only add probably 100 points and the incentives seem to start at 100 for Riviera 150 for VGF2. Not interested in VGF2 mostly because they are only offering studios only. We usually stay in 1br. when we visit, sometimes we stay in studios for shorter stays.

I tend to agree with you but only for VGF2. I would still give the edge to VGF1, we like being close to the hotel and all the amenities. We also love the location of VGF1. But if I were to add points right now it would most likely be Riviera.

Understood, that's what I was answering why I would choose Riveira over VGF currently since it is the same condo association. Now that they added 200 studios only.
 
My vote is also Riviera. Can only book standard if owning there, so the points go a bit further. The rooms also are the nicest on property right now imo. However, the walking path to MK is hard to beat. But then I would go BLT for walking proximity to MK... so Riviera lol
