VGF resale question?

Hello all, I'm not big at posting, but a long time reader here on the boards. I just noticed a new resale up on the TSS. 501 pts. at VGF "or guaranteed Christmas week every year in a 1BR." I don't have the $80K (even if I did, I wouldn't), but it's something I never knew was available. Just wanted to get others opinions or thoughts?

VGF was offered a little differently than previous DVC resorts in that you could buy guaranteed weeks. I believe the buy-in was slightly higher (10%?) but as it says, you are guaranteed the same time frame every year. Should you not wish to use the points for that week for whatever reason, you could still use the points in a normal manner. As others have mentioned, they will likely begin to offer this option with future DVC builds such as Poly. If staying at a particular resort at a specific time each year is that important, then the extra cost could be deemed as warranted. We have no such needs as our schedule varies quite a bit, so that option wouldn't be beneficial. ;)
 
Thanks sleepydog, The resale had just caught my curiosity. We are thinking about adding on at VGF, but only maybe 150-180 pts.

Automatically DVC makes the reservation for you each year, as previously posted, we can keep the reservation or use the points for a different room at VGF at 11 months or use the points at any resort at 7 months. The points can be banked and borrowed just like any points.

I see resales 100-150 points at GFV's for 135 per point asking price. This would be a good way to go as if you buy at GFV's you probably only want to use them there, so restrictions are not a factor.

Yeah, I was debating that myself. I think I'm leaning more towards direct though? At 150 pts., the savings isn't that much considering keeping my same UY and starting with enough points for the extra week? Where I'm torn is whether to go with VGF or add on more BC? I'm still kicking myself in rear for not adding on last year when BC dropped down into the $70's!!

Of course I do understand that your fixed week in a 1 bed lake view @ VGF is a lot different than the fixed week at Westgate Lakes down the street.

I stayed at VGF the other day, and I started talking to the DVC guide in the lobby. I was trying to get some dirt on the Poly, but he wouldn't confirm anything. He did tell me he thinks that VGF will be sold out by the end of the year. They are selling 33% are fixed weeks (although im unclear if he meant that to be they HAVE sold already) and said 2% are kept for cash sales, so already your chance to buy 'points' at VGF are limited.

Aulani Asian market. Most people who have bought timeshares are accustomed to fixed weeks. Offering fixed weeks covers all of the buyers, the ones who want just points and the ones that want fixed weeks.

The max number of fixed weeks is 33% and I doubt that they will sell out this year.

I will predict a zero percent chance that VGF sells out by the end of the year. DVC guides will say anything to convince you that NOW is when you need to buy. I don't blame them; if my take home pay was dependent on getting someone to close a deal, I would use the same tactic. But it isn't going to happen, based on sales to date.

Board contributor WDRL likely has the closest numbers on this; I haven't seen him post an update in a while, but last time he did, it wasn't fully declared for sales inventory- and was nowhere near "fully sold."

As to the fixed weeks, you buy ten percent more points to lock in a given week. You can either keep that week at that point cost, or book something else using your ten percent extra points, at any resort. So it's really more of a "fixed week option" purchase. The fixed week would pretty clearly be less wise in a lower demand time of year, but since you can use the full amount of points you have paid for at any time by waving your guaranteed week, there's really no downside to purchasing this way. And for the highest demand times of year, it does make a lot of sense.

With VGF being so new why are there so many resales already? I mean not as many as other resorts but I am surprised to see constant availability in the DVC resale sites. Does it make sense to resell these contracts that are so new?

It does if you bought in on emotion... and you got home and realized the financials weren't going to work. The good part of it is that DVC is not like some timeshares... Those that are worth $0 the minute you sign the contract.

So, Does that 2.5M points mean that there are 2.5M points allocated per year?
