VGC has skyrocketed! 335 per point

How does Disney even go about making such an offer? Are they contacting members?

A few years ago they sent out emails and were clear that what they were offering was well below what could be gotten on the resale market.

But, sometimes this information gets out there because someone asked and was given the buyback price..which they don’t always offer

I know when BLT was going around $120 years ago, they offered to take back from around $65? Obviously I sold it resale.
 

Wait. Someone actually bought that VGC for $335pp?!

No clue. Unless it's someone from the board, not sure how we'd be able to find out. But the contract doesn't seem to be listed anymore. So I guess it either sold or was taken down.
 
Is that supposed to be a better deal than buying direct at VDL? That can't be more than $300 per point, right?

VDH is $230/pt..no info on incentives yet…but VDH has the very large TOT tax which is why people are jumping on VGC now….which raised its selling price quite a bit.

VGC direct price is $310pp. But given that it’s impossible to buy direct, I can understand this inflated resale price. And it was the only VGC resale listing in the entire resale market. Supply and demand!
 
This makes me feel better about buying direct last fall! (Yes I was lucky and managed to time it right to add on a few VGC points)
 
What a surprising turn of events on the Grand Cal market. Back in February the expectation was $225-$235. I really thought that the prices would keep going down especially after reading the comments in the How Low Will Prices Go chat. Who would have thought that with the announcement of the VDH pricing that contracts would jump up to $300 per point.

$12 vs $8 per year … $4 per point is worth $40 to $80 upfront depending on your opportunity cost of capital (for most people).

Wow. I didn't realize it's that high already. I am guessing it will technically be just under $300 with some incentives. It's still pretty high, IMHO.

I usually do, but I just couldn't believe that contract sold. The price kept rising last week and who know if it'll go up since it's the only contract out there. I've been looking at listings on

Slightly off-topic, but I'd be interested to know more about their methodology for determining the average resale price. There's a sentence in their blog post about average resale prices that read "Average resale prices are updated at least twice per week and reflect data from thousands of carefully curated listings." Would like to know more about that (what timespan the price covers, how they're pulling the data, etc).

Disboards is where I started my DVC journey and I find it to be an amazing community! @pianomanzano, we'll add more info about the our methodology to the Average Resale Prices blog-post soon. Suffice it to say, data quality and trust is incredibly important to us. We just so happen to have released a few new "quality-of-life" improvements to the charts today. There are still a few more pending changes that will make the mobile chart experience a bit better.

$310pp is the direct price for the Villas at the Grand Californian (which isn't even technically available.)

The Villas at the Disneyland Hotel are $230pp.

Cool thanks for the response! The social scientist in me makes me question any sort of data published out there without any context or methodology in how the data are produced. I do appreciate the extra steps you take to provide further breakdowns based on the points on the contract!
 
A reminder..do not post specific data about contracts for sale. We do not allow those, even if you post a link.

General trends about the market are fine…but alerting others that contracts have been listed is not.

I’d like to keep it open for people.

The cheapest room in the California Grand summer season with taxes and parking is well over $1000 a night. $335 a point is still a bargain, and VDH will sell like crazy at $230. Note it. And I really could care less about a small TOT tax, all cities have them now
