Vero Beach

I just wanted to resurrect this thread to share an interesting data point. I've got 4 nights at VB booked for the week leading up to Easter next year in a 1 BR villa (192 points). Just before that, I have 4 nights booked at BWV in a BW view 1 BR villa (193 points). Last I checked, you couldn't get a cash rate from Disney for those dates at VB - simply no availability. But, now there is. The cash rate at VB would be $3,550. Compare that to the cash rate for the BWV stay, which uses 1 more point - $5,528. Pretty astounding difference. $3,550/192 points comes out to about $18.50/point, so I don't think it is a terrible use of points, but very easy to see why, combined with the high dues, owning VB does not make a lot of economic sense compared to WDW resorts.

It's sort of a shame because it seems like a lovely beach resort and I imagine our family will quite like it. But, hard to see how a resort like this will continue to be a part of the DVC portfolio post-2042.
We are staying Thursday night thru Sunday night (Monday morning) of Easter weekend in a Beach Cottage and you pretty much have to own there to get those which is the reason why we bought. (normal annual Easter beach cottages). We are staying in a 1 bedroom at Poly Tower theme view before coming to Vero.

I could see how that could make a lot of sense. I imagine it is pretty hard to (if not impossible) to book those on cash. Maybe you could get lucky with a 7-month waitlist. They look pretty amazing! Maybe we’ll see you there - will be there Wednesday night through Saturday night.
 
We love Vero and have thought about buying so we can get in during peak season but have talked myself out of it. The sure are so high and it almost seems imminent it will go away in 2042. Shame because it’s a great resort.

It is tough enough to buy on cash any room at Vero... You really do need to own DVC to be able to easily book at VB>
 

Yeah - the bulk of my points are BCV and many years ago when I was at the SAB I was talking to another member sitting next to me about resale and whether you buy where you love or best value and also discussed how hard it was to book BCV without having points there as she had told me she was able to get in at the 7 month window with her VB points she purchased for in the 30's per point. I went home and started to look at VB contracts but never bit on one - but at 30 something per point its still a good buy even today with the high MF's

I thought the most likely course of action was extending the 2042 resorts as OKW..isn’t it?

No, I think it’s highly unlikely that any of the 2042 resorts will be extended. For one thing, there’s a legal theory, untested in court, that says when they extended the ground lease from Disney to DVC for OKW, it automatically extended everyone’s ownership and that DVC had no right to charge anyone for the extension. The mishmash of 2042 and 2057 contracts will complicate the future of OKW after 2042.

For another thing, and I think this is a far more significant factor, if DVC extended the 2042 resorts they’d have to continue the same points charts. I think DVD is more likely to refurbish/remodel those resorts (or even demolish and rebuild some) and sell them as entirely new with new points charts.

Disney will Not demolish the resorts. They will refurbish. Look at the original hotels poly, contemporary ect. Never have those been demolished.

If I had to bet, I would put the odds on that as well, but some on the boards are starting to make me think Boardwalk could be the exception to that.

The fact that the ground floor of the Boardwalk is in crisis is a part of that, but also I don't know if Disney really knows what they want the Boardwalk to be anymore. It feels to me, like Disney Springs has really taken much of the original vision/need for the BW away. Between people being less social in the evenings and the fact that people don't go dancing anymore, and that Disney doesn't stay open late, it is tough to imagine two nighttime venues being able to flourish.

Would it need to be a full demolition? Probably not. But it could be a substantial reimagining of say the non-DVC side at first that becomes a DVC Resort in 2035 or so, and they could "flip" some of the units to limit the amount of inventory that goes offline in 2042.

They could also just decide some buildings don't need to be immediately renovated at all... The good thing is of the resorts at WDW that leave in 2042 (BRV, BCV, BWV) only one of them is a resort of size.
