VDH Contract Length?

IMO, VDH is going to push the limits in chart, point cost, and resale restrictions. So, the wildcard factor left here is contract length.

VGF2 has proven that DVC is willing to charge more for less, so that leads to the most mysterious choice, the contract length. It's something even around here we don't even mention anymore when comparing RIV and VGF2 pricing. Do we think DVC is going to stick with a traditional 50 year contract length?
 
Yes. BPK was a unique situation and I still think it was done the way it was so it was a quick flip and combining it in the same association to VGF made sense
 

My sense is that length of contract has not had much effect on relative prices from one resort to the next. That may change as the lifesplan of the 2042 resorts and “the end” seems more real. My resorts are all newer (VGC, BLT, VGF) so I will be a very old man when they expire and will need a bit of luck to outlast my contracts.

I just got a call from a DVC guide in Los Angeles, since the one I normally use in Florida does not have a California real estate license. He “just wanted to touch base” in case I wanted to buy any points before the end of my UY this month.

Clearly, they’re starting to reach out to DVC owners in California in anticipation of VDH sales starting soon. He didn’t bring up VDH until I did, saying he didn’t know much but that “there’s a meeting next week.”

Personally, I think they’re starting to put out feelers because they’re nervous, and I think it’s going to be priced competitively, at least at first. No one knows much about DVC out here, and if it’s too pricey and initial sales are slow it’s going to be hard to build any momentum.
 
My crystal ball (gut feeling) -

50 years

Point chart will be meh. Better than VGC in some respects but perhaps just north of Riviera? The potential views of Walnut St. bring the wildcard that might be a bit better than Riviera Standard as let's face it, Riviera standard isn't that bad and some actually like it due to the views of Epcot fireworks.

I would bet there will be some solid incentives at the 200 and 300 point thresholds (similar to other resorts in the past). A large portion of the sales price goes to marketing and other sales related items. It's a lot easier to sell those millions of points in buckets of 200 to 300 at a time vs 75 to 100.

Resale restrictions - I'm kind of 50/50 here. Disney needs some cash and good PR (please pay no attention to the union negotiations please...). What would be a better gift that would lift the spirits of the hardcore Disney fans than announcing they are pivoting away from the restrictions, having none on this tower, and saying they are rolling them back for Riviera. Yea... this is a bit of wishful thinking, but it would be a good move, and it would help VDH and Riviera sell even more.
 
Every time a new resort opens, we all expect this to be priced much higher than the others and it always opens at the same price.
So I think it'll have the same price and 50 years. I think the might get away with offering lower incentives, since it's DLR and there is a lot of pent up demand, but I'd say it's 60% probability of having similar incentive as VGF when it opened (to build momentum as PP said).
I think that pool view will cost as many points as VGC, standard view will be just a couple of points less. While VDH will have a worst location than VGC, I think they can get away with it being priced the same, there are so many people who want to book at DLR and are currently shut out of VGC at 7 months that they'll be happy to book VDH at the same price point. Me included.
 
I dont think that resale restrictions will be a big deal on this property because most who buy here do so to stay there. Im pretty sure about 95% of owners at VGC use their points there . When the day comes that this sells out , the price of resale wont be affected like Riviera .

At the end of the day, a view of the Reedy Creek Fire Department is still better than a bunch of apartments that should be set on fire.

And the exact same day Universal Studios Orlando announced automatic $17 salary. Beginning June2023

I am so upset with Disney I just went thru all my stuff to find all those cute Epcot Festival Food gift card bracelets I usually buy them and don’t use them…Well One of them has 7 cents … 7 Pennie’s and believe me I will not give that freely to Disney . I will use them at Starbucks hopefully …the least way to support Disney for now!

Um, he wasn’t suggesting anyone ignore the negotiations, but that Disney will want to turn attention away from them.

Lets not argue, but this forum is not a place to comment on Disney practices unless they relate to DVC and the impacts.
