Use year options when buying direct

I recall reading when UY is somewhat flexible, but is your UY (and first points drop) after closing?

Say, if you close in November, could you possibly end up with a June UY and not get any points for months after closing?
 
I'm not exactly sure how UY works with a direct sale. We purchased GF direct in April of 2022 and we were given a February UY. We were told "that is the UY we are selling right now". We didn't know any different, and we weren't given the option to select our own UY. February has worked out fine for us, and we got our points almost immediately after our purchase.

I can't imagine Disney would sell you a UY you couldn't immediately use after your purchase. One of the perks of a direct purchase is that you don't have to wait for ROFR. We were able to book our "welcome home" trip within days of ownership.

You can get whatever UY you want when purchasing direct for a resort in active sales.

It can be a little harder with "sold out" resorts because DVC will not sell inventory if it does not have current UY points for you. For example, VGC is being sold to people with 2025 UYs. Disney is not selling Oct or Dec because they are still in their 2024 UY.

You get current UY points for whatever resort you purchase. You could buy today, 9/6, with an Oct UY and 60 days to pay, get 2024 UY points, 2025 UY points, owe four months of 2025 calendar year dues, and still close in November. Closing date will not affect UY in any way.

In your June scenario, you would get June 2025 UY points if you purchase today, 9/6, and your June 2026 UY points next June. Again, it doesn't matter when you close.

That answers my question.

When a resort is brand new or something is added to an existing condo association it can be a little different.

Big Pine Key didn't officially open until June 2022 and didn't offer 2021 UY points.

Disney probably wanted to assign you a February or March UY when purchasing in April 2022 since you would be in your 2022 UY and would have points immediately available. Had you wanted a September UY, there would have been no current UY points and you would have only been able to borrow up to 50% of your points due to the COVID borrowing restriction

If you were already a member, Disney would have wanted to match your current UY unless you specifically asked for another and purchased enough for a new master contract.
 
They will find the use year you want… except if as described above isn’t possible with a few hard to get and sold out resorts.
 
Yeah, my first DVC purchase was direct in April. During my first tour, my guide gently directed me towards a December UY, but I asked questions about what that meant and what other UYs there were. Then, I went back a week later, and explained in an e-mail how I had thought about it and why I wanted an October UY and was ready to move forward with my purchase. Done. That's all it took. If you went into your initial meeting with a guide and had said you will only do it if you can get your preferred UY and why, they will get it done for you. If you somehow ran into a guide that wouldn't (haven't heard about that happening), I'd find a new guide. And, for actively selling resorts, you'll have points for the year back to the start of that current UY and/or the option for magical beginnings. As noted, sold out resorts may be another story, but I presume they'd still give you the UY you wanted, even if they couldn't get you points for the current UY.
