Two families, one uncertain, reserve 2BR lockoff?

I am planning a reservation for us and another family. The other family is pretty committed but still a maybe. Can I reserve a 2BR lockoff, and if the other family cannot go, can I lock it off myself and rent out the other portion as a confirmed reservation?

On the other hand, I do know that I cannot cancel "half" of the room with DVC and keep say the studio for example. But when I cancel the whole room with DVC, does the room go back into inventory as 2BR lockoff / 1BR / studio, so that I can immediately rebook say the studio? I think I would run into the risk if someone happen to want that studio or 1BR in the couple minutes between my cancellation and rebooking, but the waitlist should not really be a factor since that's processed in batches throughout the day?

No. You would have to add them to your reservation since it's booked as a 2-bedroom.

You can't rent out the other portion but you can cancel either portion. I just got off the phone with MS for the second time in 3 days confirming this. You can cancel either portion, but it must be 31 days prior.
