VB has the highest dues of all. If you don't plan to stay at VB (but I heard the beach cottages are wonderful), why not try buying at SSR or OKW? Those are great resorts. You still can make a reservation at 11 months out for WDW, plus they both have Grand Villas.

What does everyone think of purchasing vero beach (very cheap resale!) and just taking whatever I can get at the 7 month mark? Are two bedroom units really difficult to get ANYWHERE if you wait untill the 7 month mark (End of August, oct, nov, dec)?

I would not buy VB if you have no intent of staying there. If WDW is your goal and you are not fussy about the resort, then I would really consider SSR resales. The contract price is not that much less than VB, MF's are a lot lower, and the contract goes until 2054 (vs. 2042 for VB). The extra 12 years will more than make up for any price difference at the start.

And, you know for sure you can get a 2 bedroom on property for your trips at 11 months. Then at 7, you can try to trade somewhere else. With VB, you can't even book anything until then. While gettign something may not be a problem most of the time, if you ever decided you wanted to visit during busy times (ie: Dec), you might not be able to get what you want for the whole time.

For the newer resorts, like BLT, yes, they still have points in all UY's. For some of the older ones, it would depend on what they have on hand and whether or not you are willing to wait.

Again, EVERY DVC resort is available for purchase directly from Disney and so is any Use Year ( except for January, May, July & November which are not Use Years).
As has been posted here depending upon resort it may require ~some~ waiting until they put together the points you want to purchase in the UY you want.

YOU are the person who should be making the determination which resort and what UY you want to purchase, not DVC guide, although they will try to steer you towards what is currently being marketed or a particular UY or they may, perhaps even discourage you altogether from purchasing at an earlier DVC by telling you you'll need to waitlist for points there, etc.( waitlists have been known to come through within days but can sometimes take couple months too). Once you decide whom you want to purchase from either DVC or resale market, don't compromise - go with what resort you want and what Use Year you've decided works best based on your anticipated travel habits - DVC is significant $, it should be tailored to your liking not what a guide thinks your liking should be.
If you're going direct route with Disney make it clear upfront that your purchase depends upon your getting UY and resort that you want.

August would work for UY based upon what you mentioned in your post about months you are most likely to travel -- cancelling a ressie at least 31 days before check-in will give you ability to bank those current UY points up to March 31 (note that banked &/or borrowed points used in a ressie cannot be rebanked or put back into UY they originally came from and would need to be utilized by end of UY July 31) and if you had a very last minute cancellation between 30 days - 1 day before check-in those points would have have to be utilized by end of Use Year July 31.

It just depends on how busy they are and if there are any empty villas.

i doubt it. they are there to show the model rooms for AKV and BLT (which are located on the grounds at SSR). i wouldn't expect them to wander off to the different resorts with you.

(there is a model of the BWV at the boardwalk that you can wander around in, but that's the only other easy option to check out.)

IMO you can get a 98% idea of what the other resorts are like by checking out the models of BLT, AKV and BWV and then looking at the pictures online of the different DVC resort rooms.

a few years ago we wanted to see what a 3 bedroom villa looked like at okw. (we were staying at okw) they put us on a golf cart and open the door to a 3br and let us walk around. it wasnt that busy but i would ask, it cant hurt.

Unfortunately, the answer is it depends. For new members, buying in right now at BLT, it will cost about $17,000 up front (160 points). The MF's are around $3.67 per point, so yearly MF's will be around $588.00 per year.

With resale, you can get that upfront cost down quite a bit, depending on the resort your buy. Again, MF's vary by resort so they could be more or less.

Depending on your vacation, depends on how far those 160 points will go for you.

believe me this is finally the detail I needed. I have been looking through all the DVC resorts and the only ones I am more interested in would be either AKV or Saratoga, now I see they have the Treehouses? For my family size, I would need no less than a two bedroom. I have gone for my kids birthdays or off peak times. Im not a fan of the crowds or scorching heat.

So when you say up front, how are the monthly pay-off calculated, and what would a depsoit amount be - if any?
