To join or not....thru dvc or resale????

There are few threads like this over the past week or so. Of course, when we were considering DVC at the end of last year, I was asking the same questions. Here is my post from this thread:

We had the option of buying a HH resale or SSR from DVC. We chose HH:
1) Price per point was cheaper. We could get 200 HH points for roughly the cost of 175 SSR points.
2) Contract came with banked points plus all 12/04 points. We would have had to wait until 6/05 for our 1st SSR points.
3) Low maintenance fees. HH has the 3rd lowest fees. Our fees this year are netting to be $3.88 per point b/c of a credit from '04 fees.
4) We live in NC, so we wanted the 11 month advantage at HH for summers. We did not see any 11 month advantage at SSR. Unless they start guaranteeing views/locations like BWV, then those that book at 11 months or one week have the same chance of getting a DTD view. Plus SSR is going to be the largest, so there always should be availability at 7 months or less.

Plus, the big unknown. What will the resale market be like for SSR points in a few years. More owners = more sellers. How long will it take a contract to sell and how much support will DVC give to keep SSR prices elevated via ROFR?

IMHO, with the eventual size of SSR, you should have no problem at least booking there at 7 months and if you would be happy there, buy HH and save some $. If you won't be happy there and you must have BCV/BWV/VWL, then buy a resale of one of those to get the 11 month window. OKW, with it's lowest fees, is a good choice too. Plus you can get the 11 month advantage on "cheap" Grand Villas.

There are many other factors besides the numbers, but if you're gonna crunch, use Tammy's numbers.
 
I was in a hurry and didn't check the numbers, but I still have to hand it to stingmom for trying, and I thank her for that.

One thing that would be good, is if Disney would say what the real price is.
Forget the incentives, if it's -$8 or -$9 whatever that is, is the TRUE price.

You've got to admit it can be confusing, especially to first time purchasers.

We are just finalizing our resale deal and went with that for a few reasons.
1. Didn't need Disney financing
2. DH really wanted VWL
3. We weren't in a rush. We didn't need to sign something with Disney and book our vacation the next day.

If you have the time I would consider purchasing resale with a contract with some banked points.

This is where you really see the savings add up.

We have found a typical 150 pt contract at SSR in particular there is not much savings.

We too are looking for the perfect resale and have decided on SSR.

When the contract expires, my son will be 54 and I keep thinking how nice it would have been for my parents to have bought into DVC and now given me the chance to take DVC vacations. :cool1:
